Amazon is currently looking to hire an experienced Regional Manager - Real Estate to join the team and play a critical role in supporting all property acquisition activity across Amazon's India Network. This role will be based in Bangalore. Regular Pan-India travel will be required, and this role reports to the Director- Real Estate & Operations Engineering in Bangalore.

In this role, you will support the India team to ensure the timely completion of new lease transactions, including renewals, expansions, terminations, and reconfiguration of existing warehouse space. This encompasses the entire process from working with the local management team to define requirements, negotiate leases (business and legal terms), conduct on-site surveys, perform comparative financial analysis of lease transactions, and manage projects to achieve the desired outcomes. Your primary objective is to provide adequate, cost-effective storage/operation space for Amazon, considering market conditions, and working within challenging deadlines and budgetary constraints.


Key Tasks/Responsibilities:

1. Support the India team in fulfilling the overall strategy for maintaining and developing Amazon India’s warehouse and storage space requirements.
2. Develop and implement investment models in collaboration with market players to optimize investments.
3. Engage with local stakeholders and government bodies to support FC (Fulfillment Center) expansions.
4. Develop the annual India real estate business plan and budget, managing transactions to meet these plans.
5. Maintain regular communication with all business owners, including finance, IT, legal, operations, facilities, and engineering teams.
6. Manage landlord relations, negotiations, and contractor relationships, including escalation of issues beyond routine activities.
7. Oversee alteration management and efforts to reduce fixed costs related to buildings.


BASIC QUALIFICATIONS

* 5+ years of experience as a Reliability Program Manager or equivalent.
* Bachelor's degree or 2+ years of Amazon experience.
* Ability to work a flexible schedule, including weekends, nights, and holidays.
* Proficiency with MS Excel, Word, and Office suite.


PREFERRED QUALIFICATIONS

* 5+ years of experience in team management, budgeting, supplier management, problem solving, and client/customer relations.
* Experience with preventive maintenance, industrial electrical, controls, electronics, and robotics.
