Project Manager. Caribbean. Hotel and Villa Projects. Salary: USD$120,000 - $155,000 tax free (GBP£95,000 - GBP£122,000 tax free) plus car.Thatcher Associates is working with a well established construction company based in a holiday location in the Caribbean. Our client has a long history of delivering hotel / resort / and luxury residential projects from USD$5million - $75million in value.This role is dvertised in a UK location as the client envisages hiring someone who is currently working in / based in the UK or Ireland. Due to a full order book and impending contract awards, our client is looking to strengthen their management team, with the addition of a Project Manager or Senior Project Manager.The location is very livable, with many bars, restaurants and several supermarkets.Role Overview:As a Construction Project Manager, you will be responsible for overseeing the planning, design, and construction of luxury residential and hotel projects from beginning to end. You will manage project teams, coordinate with contractors and stakeholders, and ensure that projects are completed on time, within budget, and to the highest standards of quality.Key Responsibilities:Lead the planning and implementation of project tasks and milestones.Oversee the construction site to ensure compliance with design, project specifications, regulations, and safety codes (with the support of your team).Manage relationships with clients, architects, engineers, contractors, and other stakeholders.Develop and track project budgets, schedules, and progress reports.Conduct risk management to minimize project risks.Ensure all legal requirements, building and safety codes, safety inspections, and local and national regulations are met.Address operational issues and challenges to ensure project success.Deliver projects that meet or exceed client expectations in terms of quality, functionality, and aesthetics.Qualifications:Bachelor’s degree in Construction Management or related field. Alternatively, qualification by experince or through a trade route will be considered by the client.Minimum of 8 years of experience in project management within the construction industry, specifically in luxury residential and hotel projects.Strong leadership, communication, and interpersonal skills.Proficiency in project management software (e.g., MS Project).Knowledge of building codes, standards, and building structures (RC Frame).Ability to manage multiple projects simultaneously with meticulous attention to detail.Proven track record of delivering projects on time and within budget.Previous experience of working overseas would be helpful but it is not essential.Requirements / small print: The location is beautiful and safe, yet construction in the Caribbean region is challenging due to logistical and supply issues, and a shortage of skilled labour.This is a permanent role, with 20 day's holiday, plus public holidays. There is no roster, rotation, or scheduled breaks other than regular holidays. Expectation is that you would take two annual holidays of two weeks each.The working week is five and a half days.Schooling is unavailable. The post is not suitable for someone with an accompanying family.Married status is a possibility, but married partners are unable to work without their own separate work permit.Unmarried partners can only visit as tourists.The cost of living is high. Budget USD$2,000/month for an apartment.You will need to undergo a medical as part of the work permit process.The process can take three months from job-offer to mobilisation (a lot quicker in some cases).A clear Police Record is essential.
