Senior Maintenance Worker (Team Leader)
This is an excellent opportunity to join our client based in North Down. The role involves maintaining and repairing buildings and grounds, participating in an on-call rota, and leading a maintenance team.

Accountable to: Facilities Manager
Purpose of the Job
The post holder will perform a variety of maintenance tasks, participate in the on-call rota, and lead the maintenance team to ensure the facilities are well-maintained and operational.
Hours and Benefits
* 37.5 hours per week, Mon – Fri, 8:30am to 4:30pm
* £40 on-call retainer
* Starting on 28 days annual leave pro rata, plus 12 statutory days

Key Duties & Responsibilities
1. General Maintenance: Perform routine tasks such as plastering, basic building work, joinery, decorating, appliance installation, and equipment repairs.
2. Preventative Maintenance: Develop schedules, identify issues proactively, and maintain maintenance records.
3. Emergency Response: Respond promptly to emergencies, collaborate with emergency services, and update response plans.
4. Team Supervision & Training: Lead and support the maintenance team, oversee training, and monitor performance.
5. Health & Safety Compliance: Conduct risk assessments, ensure compliance with safety regulations, and maintain safety documentation.
6. Environmental & Sustainability Practices: Promote eco-friendly practices and energy efficiency.
7. Communication & Collaboration: Liaise with stakeholders, report to the Facilities Manager, and support community objectives.
8. Other Duties: Follow health and safety policies, participate in team meetings, undertake training, and provide minor first aid.
9. Biomass Operations: Maintain biomass boiler systems, troubleshoot plumbing related to biomass, ensure efficient operation, and respond to breakdowns.
Person Specification
Essential Criteria
* City & Guilds III / NVQ level 3 in Building Maintenance or equivalent
* CSR card holder or willingness to attain within 4 months
* Minimum 5 years’ experience in maintenance/building trade
* Strong knowledge of plumbing and biomass boiler systems
* Skills in tiling, plastering, bricklaying, carpentry, etc.
* Full driver’s license and ability to work flexible hours
