We are currently looking for a dedicated Property Manager to join our London team to maintain our high standards of property management and compliance.
The Role
As a Property Manager at Let UK Home, you will be the cornerstone of our post-move-in services, overseeing on-site property management and tenant communication. You will ensure that high-quality property management enhances tenant satisfaction, reduces wear and tear, and improves rental returns for our landlords.
Key Responsibilities
Property & Tenancy Management:
* Oversee property handovers and manage inventory keys.
* Conduct thorough property inspections twice a year.
* Handle tenant issues and resolve disputes effectively.
* Facilitate tenant renewals and arrange the sending of move-out notices.
* Schedule pre-move-in and post-move-out cleaning services.
* Manage deposit claims and follow up on deposit deductions and refunds.
Maintenance & Repairs:
* Arrange and oversee property repairs.
* Utilize our online property repair reporting system to obtain necessary quotes and supervise repair work.
* Remind tenants of their maintenance responsibilities and provide guidance for safely resolving issues.
Compliance & Legal:
* Ensure properties maintain valid compliance certificates, including Gas Safety Certificates (annual inspections), EICR (updated every 5 years), and PAT (annual inspections).
* Verify that all properties possess an EPC grade above E and valid Carbon Monoxide Alarms.
* Ensure all property furniture meets strict fire safety standards and has permanent labels.
* Oversee and coordinate with lawyers throughout the entire process of rent arrears recovery and tenant evictions, providing timely updates.
What We Are Looking For
* Proven experience in UK property management and an understanding of strict UK property regulations.
* Strong organizational skills with the ability to coordinate municipal services, utility companies, and maintenance contractors.
* Exceptional communication and customer service skills to interact with tenants, landlords, and dedicated concierges.
* Fluency in English.
* A proactive problem-solver who can clearly clarify the obligations and responsibilities of agents, tenants, and landlords.
