The Opportunity
Our client is a well-established construction specialist with a strong reputation for delivering high-quality industrial, logistics, and commercial developments. They pride themselves on operating an efficient Design Department capable of leading the design development and coordination process from Contract Award through to Practical Completion.
They are now seeking an experienced Design Manager to join their team and support the successful delivery of projects.
The Role
The Design Manager will support the Project Team and take responsibility for leading the design elements of projects. The role involves developing detailed design from tender information and ensuring full coordination throughout the lifecycle of the scheme.
This position ensures consistency across all projects, regardless of the client, consultant team, or internal delivery team, maintaining high standards of design quality, compliance, and efficiency.
Duties & Responsibilities
Take ownership of design development and design coordination across the project lifecycle, acting as the primary contact between consultants, subcontractors, the internal project team, and the client team for all design matters.
Coordinate project design to align with company Standard Details, accepted Contractors Proposals forming part of the Contract, and targeted value engineering opportunities.
Plan and manage design deliverables via an Information Release Schedule, ensuring a comprehensive suite of coordinated information is available to enable site teams to construct the project effectively.
Identify critical design packages and allocate key milestone dates within the project programme to ensure site start dates and construction milestones are achieved.
Organise, chair, and record structured Design Team Meetings, driving progression of design development through collaborative input from Consultants and Specialist Subcontractor design packages.
Manage the filing and distribution of design information via SharePoint (or equivalent document control system), in line with the agreed Information Release Schedule and Design Programme, ensuring clear release dates to support the construction programme.
Lead and manage BREEAM requirements where applicable, ensuring evidence is collated and submitted to the BREEAM Assessor in a timely manner. This may include coordination of:
Energy assessments (SBEM, EPC, BRUKL documentation)
Security assessments (SNA / Secured by Design)
Sustainable procurement
Material efficiency reporting
Attend weekly project workshops with the internal Project Team to ensure operational and commercial alignment with the design development process, discussing and agreeing significant design changes prior to implementation.
Candidate Requirements
Proven experience in a Design Manager role within a main contractor environment.
Experience delivering industrial, logistics, or commercial projects.
Strong understanding of design coordination processes from tender through to completion.
Ability to manage consultant teams and specialist subcontractor design packages.
Strong knowledge of Building Regulations, planning compliance, and sustainability standards including BREEAM.
Excellent communication and meeting management skills.
Strong organisational ability with experience managing design programmes and information release schedules.
