The Building Manager is primarily responsible for the full management of a designated building. This role will be the direct interface with the Client and Tenants within the building.
To develop and maintain a motivated, customer-oriented service and ensure that service standards are achieved within HLM Property Management's company policy, legislative, regulatory, and best practice requirements are met.
The Building Manager may have an assistant property manager in large buildings and should develop their skills for succession management.
Property Inspections and Maintenance:
* Carry out inspections of the property and prepare site reports for the client/residents/insurance company.
* Ensure compliance with Health & Safety Regulations and maintain accurate records of Risk Assessments, including dates and planned re-inspection frequency. Record findings on the Data Station system and act upon the results.
* Meet with contractors to ensure contract conditions are met and inspect work after completion.
* Arrange for maintenance of all areas.
* Arrange repairs and obtain two quotations for works over GBP250 before commencement, except in emergencies.
* Arrange additional items (signs, lights, etc.) as required by the development, subject to the management agreement.
* Undertake routine fire door inspections in managed blocks under 18m, passing the BRE Fire Door Course.
* Coordinate maintenance of decorations, plant, equipment, lighting installations (including re-lamping), water features, and building management systems.
* Instruct professionals (surveyors, engineers) as needed and per client instructions.
* Manage car park operations, refuse collection, and testing of lifting equipment and abseiling points.
* Oversee cleaning of all areas, including facades, and arrange staff training.
