As a Property Market Coordinator, you will be instrumental in assessing markets, preparing properties for the open market, and ensuring a seamless transition for both landlords and tenants throughout the rental process. Job Summary: As a Property Market Coordinator, you will be responsible for managing the end-to-end process of property listings, from market assessment to tenant move-in. Your role will involve marketing properties effectively, screening potential viewers, coordinating property viewings, and facilitating the tenancy agreement process. Key Responsibilities: Market Assessment and Property Preparation: Assess market conditions and determine optimal pricing strategies for properties. Prepare properties for the open market, ensuring the best marketing descriptions, high-quality pictures, and accurate information. Listing Management: Publish properties on relevant platforms, ensuring compelling marketing descriptions and attractive visuals. Ensure all information provided is accurate and up-to-date. Viewer Screening and Appointment Management: Screen potential viewers and schedule property viewings based on their preferences and availability. Provide necessary information to viewers and answer any inquiries they may have. Applicant Screening and Offer Management: Reference potential applicants and liaise with landlords regarding offers and terms. Facilitate communication between landlords and potential tenants to ensure smooth negotiation processes. Property Readiness and Maintenance: Ensure properties are ready for tenants to move in, including rectifying maintenance issues, coordinating cleaning services, and scheduling inventories. Conduct quarterly property inspections to assess maintenance needs and ensure tenant satisfaction. Tenancy Renewal Management: Review renewal tenancies on a weekly basis and prepare tenancy agreements as necessary. Coordinate with landlords and tenants to facilitate smooth renewal processes. Valuation Services: Offer property valuation services to landlords who inquire, providing accurate assessments based on market conditions and property features. General Administrative Duties: Assist with various administrative tasks around the office, including but not limited to, data entry, filing, and responding to inquiries.
