We are looking for an ambitious and strategic Lettings Operations Manager to join a fast-growing, investment-backed property company with a national portfolio. With over 5,000 tenants across 25 UK university cities, this is an exciting opportunity to play a key role in shaping and scaling a high-performing lettings function.
About the Role
This is not your standard lettings role. You’ll lead the end-to-end operational delivery of the lettings lifecycle from listings to move-ins, while influencing strategic decisions to maximise occupancy, rental income, and operational efficiency.
You’ll be at the heart of a collaborative team, working cross-functionally with marketing, maintenance, and portfolio management to deliver a seamless and brand-aligned tenant experience.
Key Responsibilities
* Lead the entire lettings process from marketing to move-in across a diverse national portfolio.
* Develop and implement strategies to maximise occupancy, revenue, and conversion rates.
* Work with marketing teams to coordinate campaigns across online portals and social media.
* Act as the central operational link between prospective tenants, guarantors, and internal teams.
* Analyse lettings performance, track KPIs, and present strategic insights to senior leadership.
* Maintain regulatory compliance, tenancy documentation, and right-to-rent checks.
* Partner with operations and maintenance to ensure properties are delivered to brand standard.
* Support the training and oversight of on-site student brand ambassadors and agency partners.
* Conduct competitor market analysis and feed insights into pricing and positioning strategy.
What We’re Looking For
* 2–3+ years of experience in lettings (student housing or PRS highly desirable).
* Proven ability to lead teams and deliver results in a target-driven environment.
* A process-minded operator with strong commercial acumen and attention to detail.
* Knowledge of UK tenancy legislation and lettings compliance (ARLA qualified preferred).
* Experience with property management systems and digital marketing platforms.
