We have a new opportunity for a Regional Operations Director to join our team within Vistry Thames Valley, at our Reading office. This role is ideal for a candidate with a proven track record as an Operations/Production/Construction or Technical Director and who has been involved in delivering mixed tenure residential developments from land acquisition to completion and beyond, both in the low-rise and mid-rise housing sectors.
Your focus will be on all aspects of operational delivery from the inception of the region’s projects through to the fulfilment of all contractual obligations. You will have excellent communication skills and demonstrated experience in influencing and negotiating. Responsibilities

 * Provide advice and support in securing new work opportunities to ensure projects flow efficiently through the business and onto site.
 * Provide oversight and identify and minimise design, technical and production risk on new schemes during the pre‑commencement process.
 * Work closely with development and pre‑con leads to ensure the business procures sufficient new work to meet the business plan and tracks key dates.
 * Deliver direction and input on design and technical matters on all residential and housebuilding developments, ensuring best practice is passed between regions.
 * Control and report on design and preconstruction programmes to ensure delivery on time and to budget, highlighting risks early.
 * Commit to the highest standards of design, quality, safety and client satisfaction across all projects.
Qualifications
 * Experience as a Managing Director or Operations/Construction/Technical Director.
 * Strong operations and commercial leadership with a proven track record of new build housing contracts and multi‑story residential apartment schemes.
 * Experience of PLC policies and procedures relating to Safety / Quality / Employment and an overall Business Management System.
 * Strong technical knowledge of construction methodologies from inception to project completion.
 * Understanding and competence of programme approach and software, including COINS and Keys.
 * Proficiency in IT to support processes, programmes and customer care initiatives.
 * Knowledge of Health and Safety procedures and policies.
 * Ability to assess opportunities quickly and decipher their value.
 * Team player with the skills and intellect to contribute effectively to the division’s success.
 * Innovative thinker capable of driving positive change and best practice.

New Business and Development

 * Ensure schemes are designed the ‘Vistry’ way and have the necessary approvals prior to start on site.
 * Control and report on design and preconstruction programmes to ensure delivery on time and to budget.
 * Contribute to value engineering and buildability of all projects, ensuring best practice is communicated.
 * Commit to the highest standards of design, quality, safety and client satisfaction.
 * Drive design and pre‑construction programmes and deliver to timescales by ensuring all interfacing departments within regions work collaboratively.
Construction and Sales
 * Provide direction and leadership to the business team on residential and housebuilding developments.
 * Monitor programmes to ensure delivery on time and to budget and highlight risks early.
 * Contribute to value engineering and buildability of all projects.
 * Commit to the highest standards of design, quality, safety and client satisfaction.
 * Ensure resources on sites are managed effectively and efficiently.
 * Drive programme and delivery to timescales by ensuring all interfacing departments work collaboratively.
 * Work to make the operational side of the regions as efficient as possible by establishing initiatives to reduce programme durations.
 * Engage with the regional supply chain proactively to ensure business sustainability.
 * Monitor regional risk and quality levels monthly, focusing on poor performance and providing feedback.
 * Support the region in driving PIJ awards and feeding back best and bad practice.
 * Oversee the design, construction and maintenance of each region’s sales arenas.
Commercial
 * Ensure the highest levels of commercial control are adopted by each region through procurement, on‑site delivery and post‑completion.
 * Identify programme and contractual risks early and protect the region.
 * Ensure variations and non‑recoverable costs are appropriately managed.
 * Support the region in meetings with subcontractors facing commercial challenges.
 * Work closely with the Divisional Commercial Director on best practice commercial initiatives and waste reduction.
Customer Service
 * Work closely with regions to ensure customer service levels meet or exceed any Group targets.
 * Investigate and review HBF surveys that do not meet Group minimum requirements, providing feedback.
 * Investigate negative partner feedback surveys and develop action plans with the region.
 * Monitor consistent application of the Group’s customer journey and compliance with NHQC standards.
Health and Safety
 * Maintain the health and safety standards of the Division and the Group, driving continuous improvement.
 * Monitors monthly SHE inspection and advisory reports, notifying the Chair of concerns.
 * Pass best practice between regions on an ongoing basis.
 * Ensure relationships between the SHE team and regional business are appropriately developed and maintained.
 * Support incident investigations with the region.
