We're seeking an Estates Team Leader to oversee a high-quality Estate Management service, that ensures our properties are places which current and future customers are proud to call home. This is an exciting time to join us as a we grow our Estates team to respond to the changes to consumer regulations, tenant satisfaction measures, and achieve our Corporate aims of tenants at heart.
You'll hold responsibility for managing a team of Estates Officers and will proactively monitor the teams' performance to ensure the continuity of services and ensure the team is performing in line with set targets. Your duties will include overseeing decants, abandonments, contractor performance and tenancy terminations. Carrying out effective and professional interventions, you'll ensure properties are recovered in a timely manner and any costs associated with waste removal, damage, neglect, arrears and void loss, are kept to a minimum.
The estates team are often the first port of call for other teams to support actions therefore you will need to be able to manage your diary efficiently and be able to react at short notice to requests and work under pressure. You will also deputise for the Estates manager when necessary. Importantly, you'll form effective relationships with internal and external colleagues and work in partnership with them to shape, develop and continually improve services.
Our Ideal Candidate? To successfully deliver this role, you'll have:
* Experience of managing and leading a team, with experience of managing challenging performance issues.
* Evidence of Housing Management experience, including working in conjunction with Tenant satisfaction measures (TSM), Awaabs Law, Housing white paper, and the introduction of new consumer standards.
* Strong track record of managing complaints to ensure they are resolved at first point of contact to stop escalation.
* Ability to coach your team to make decisions putting the tenant first within a defined framework, ensuring all reasonable adjustments are considered and documented.
You'll be required to travel to successfully deliver this role, either holding a driving licence or evidence of the ability to travel throughout the area of operation.
