We are now looking for a driven and experienced Lettings Manager to lead our lettings operations and ensure maximum occupancy, compliance, and efficiency across our property portfolio.
Role Purpose
The Lettings Manager will be responsible for overseeing the end-to-end lettings process across HMO and social housing units. This includes property marketing, tenant management, compliance monitoring, and income optimisation. The successful candidate will play a key role in delivering a high-quality lettings service while driving business growth.
Key Responsibilities
* Manage the full lettings cycle from marketing and viewings to move-ins and renewals.
* Ensure HMO licensing and compliance standards are maintained at all times.
* Maximise occupancy levels and rental income across the portfolio.
* Liaise with local councils, housing associations, and other stakeholders.
* Conduct tenant referencing, tenancy agreements, and right-to-rent checks.
* Manage rent collection, arrears processes, and tenancy disputes.
* Coordinate with the maintenance team to ensure properties remain safe, compliant, and well-presented.
* Maintain accurate records and prepare performance reports for senior management.
* Lead business development initiatives to grow the lettings portfolio.
Skills & Experience
* Proven track record in HMO management and social housing lettings (essential).
* Strong knowledge of UK lettings regulations, compliance, and property licensing.
* Demonstrable experience achieving high occupancy rates and lettings income targets.
* Excellent organisational, leadership, and negotiation skills.
* Strong interpersonal skills with the ability to build effective tenant and stakeholder relationships.
* IT literate, with knowledge of property management software (desirable).
* Full UK driving licence (preferred).
