An exciting opportunity has arisen for a Senior Mechanical Building Services Engineer to join a professional estates team responsible for maintaining and improving a diverse portfolio of commercial, education and industrial premises.
This is a hands-on yet strategically important role where the Senior Mechanical Building Services Engineer will play a key part in ensuring statutory compliance, plant reliability and high-quality engineering standards across critical building systems.
As a Senior Mechanical Building Services Engineer, you will combine practical mechanical expertise with contractor supervision, condition surveying and compliance oversight. The role offers genuine variety — from reactive fault diagnosis to planned preventative maintenance and lifecycle reporting — along with the opportunity to influence standards, mentor others and develop within a structured estates environment. The engineer is to provide heating and mechanical design services as required in the execution of the Council’s building programme.

A proven ability to work to clear deadlines to ensure a planned preventative maintenance programme remains on target meeting statutory and regulatory compliance. At least 3 years’ experience in the maintenance of mechanical installations in commercial, education and industrial premises. Experience in carrying out inspections and reporting on all mechanical installations gas, ventilation, air conditioning and other heating systems. Experienced in supervising contractors during any installation and carrying out site inspections for progress, appropriate technical content and quality of workmanship. Good knowledge of Mechanical Regulations, Gas Safe etc. and previous experience of working within the CDM Regulations. Experience in Reactive Mechanical Maintenance: Diagnosing and repairing mechanical faults in heating, ventilation, pumps, plumbing fixtures, valves, and general building mechanical systems

The Opportunity
In the role of Senior Maintenance Engineer (Mechanical, here’s an example of what you’ll be doing to make an impact:
• Deliver day-to-day and planned mechanical maintenance across a variety of buildings, including commercial, education, and industrial sites.
• Inspect, diagnose, and repair mechanical systems such as boilers, pumps, ventilation units, air conditioning, and general heating systems.
• Carry out scheduled preventative maintenance to ensure plant reliability and compliance with regulations.
• Supervise contractors during installations or repair works, ensuring quality and technical standards are met.
• Produce clear reports on inspections, defects, and maintenance activities, including priorities and recommendations.
• Support heating and mechanical design work as required for ongoing building projects.
• Ensure all work is completed safely, to statutory requirements, and within deadlines.
• Act as a technical point of contact for building mechanical systems across multiple sites.
• Raising of Reactive orders following site visit or review of contractor reports.
About You
Essential Skills & Qualifications:
• Experience maintaining and advising on repairing mechanical installations in commercial, education or industrial buildings.
• Practical knowledge of example heating, ventilation, air conditioning, pumps, plumbing fixtures, valves, and plant room equipment.
• Experience in reactive mechanical maintenance and planned preventative maintenance programmes.
• Ability to inspect, diagnose, and report on mechanical systems, including defect prioritisation and recommendations.
• Knowledge of relevant regulations and standards, including Mechanical Regulations, Gas Safe requirements, and health & safety / CDM principles.
• Experience supervising contractors and ensuring quality, technical compliance, and safe working practices.
• Ability to manage multiple tasks and work to clear deadlines.
• Strong communication skills, including the ability to write clear technical reports and liaise effectively with colleagues and contractors.
• Good problem-solving skills and practical approach to mechanical faults.
• Competent in basic IT tools for reporting and maintenance records.
• A minimum of a University degree relevant to Building Engineering / services background or similar
• Member / working member of a recognised professional organisation or relevant experience.
