We’relooking for a commercially minded Land Portfolio Manager to lead Anglian Water’s non-operational land,estateand property activities. This pivotal role managesbothhighand lowvalue land transactions, overseesestatessuppliers, and ensures Anglian Water’s land portfolio delivers long‑term strategic, financial,environmentaland regulatory value.
You will act as Anglian Water’s subject matter expert for all land and estate matters, regularly travelling across our region to manage sites, leadnegotiationsand progress commercial opportunities. With responsibility for surplus land identification, disposals, leasing, telecoms agreements and estates frameworks,you’llensure that value,riskand compliance are carefully balanced while enabling sustainable land use, biodiversityoutcomesand operational protection.
Whatyou'llbe doing
•Identifysurplus land (including major holdings such as large estate parcels) and lead end‑to‑end disposal,leasingand commercial exploitation opportunities
•Deliverland deals including sales, leasing, easements, mineral extractionrightsand rental agreements
• Act as contractual lead for telecoms providers using Anglian Water assets (e.g., mobile operators on water towers), overseeing leases,approvalsand income recovery
• Act as a strong, resilient commercial negotiator able to challenge, sayno whereneeded, and engineer deals balancing value and risk
•Frameworkmanage estates suppliers, ensuring performance, visibility, remediationresponsibilityand governance standards are met
• Oversee telecoms income rights agreements and supplier performance, including quarterly relationship management
•Providespecialist estate services advice, support planning processes, attend hearings and engage with external bodies whererequired
• Support biodiversity, land use planning, ecosystemenhancementsand environmental obligations across the land portfolio
• Lead visible management of land entry, access,remediationand estates service activities
• Support strategic tax planning relating to land and property transactions
• Travel extensively (typically circa10k miles per year) to visit sites,suppliersand internal/external stakeholders
• Ensure Health & Safety excellence across all land and site-based activity
Whatwe’relooking for
• Degree‑educated with a background in land,estatesor property management
• Highly experienced in land and estates matters, ideally including commercial disposals, valuations,surveysor planning
• Commercially minded with experience delivering large‑value, complex landandproperty deals
• Strong, confident relationship manager able to influence and challenge stakeholders at all levels
• Experience in framework management, contracts, supplierperformanceand remediation oversight
• Chartered Surveyor (RICS) desirable but not essential
• Knowledge of planning, engagement processes,surveysand environmental/biodiversity considerations
• Excellent communication and interpersonal skills across technical and commercial conversations
• Self‑starter with ability to work independently across geographically dispersed sites
• Strong analytical, negotiation and decision‑making skills
