Overview
Land and Consents Consultant (all levels) – Edinburgh, Glasgow, Perth, or hybrid working with flexibility for travel within Scotland. This role supports WSP in the UK & Ireland with land acquisition, consents, compensation, landowner engagement, land access, wayleaves, and negotiations across major infrastructure projects.
Responsibilities
* Negotiating access to and acquiring complex land for high-profile, strategic infrastructure projects across the UK, with a focus on Scotland.
* Securing appropriate land rights for large-scale development projects and providing strategic land advice to clients.
* Drafting and preparing consent documents.
* Utilising statutory powers and other mechanisms to acquire land (e.g., CPO, TCPA, DCO) for highways, rail, water, gas and energy sectors including renewables.
* Negotiating Heads of Terms for large-scale landowners to secure land for projects using the appropriate mechanism.
* Liaising with landowners, land agents, legal representatives, planning authorities, stakeholders, contractors and clients.
* Managing and settling compensation claims (CPO, land damage, voluntary, etc.).
* Collaborating with multi-disciplinary teams across the UK and contributing to team development and growth.
* Supporting and developing early career professionals through technical training and career development.
What we will be looking for you to demonstrate
* Excellent interpersonal skills with the ability to build relationships with internal and external stakeholders at all levels.
* Experience negotiating with complex landowners and knowledge of the legal process for acquiring property and rights.
* Experience managing and settling compensation claims (e.g., HOTs, wayleave, servitudes, EA agreements, option agreements).
* Experience in high-profile infrastructure development schemes, particularly roads, rail, energy, or renewables.
* A full UK driving licence is required.
* Proven track record delivering land and property-related services.
* Understanding of landownership and occupation in Scotland and implications for DNOs and developers.
* Understanding of the Scottish planning system, Electricity Act 1989, and agricultural tenancy structures in Scotland.
* Broad knowledge of relevant legislation and procedures.
* Effective, concise communication with strong influencing and negotiating skills.
* Associate or full membership of RICS or similar (desirable but not essential).
We will consider candidates with transferable skills in land and consents management; full demonstration of all requirements is not essential.
Your team
As part of the WSP Land Team, you will deliver land acquisition, land access, formal consents, statutory orders and compensation agreements for clients developing highway, rail, energy and renewables projects. You will liaise with landowners, obtain land consents, gain access, and, where necessary, negotiate compensation. The role combines office, home and on-site work, and may involve GIS, data management and landowner engagement.
The role spans commercial, residential and agricultural property work across various locations.
