Job Summary
As part of the Workplace Experience (WX) team, provides essential services in supporting the Business for all the Corporate Real Estate, Facility Operations, Infrastructure Maintenance and Business Services of the workplace.
Job Location:
Based in Research Triangle Park, North Carolina, the Facility Manager has responsibilities for the ~800,000 ft.² facility. 
Job Requirements
This position works closely with other Facility Program Manager(s), other Facility Support Program Manager(s), Facility Engineers, as well as the overall WX organization as needed. The Facility Manager has responsibilities for 24x7 operations and maintenance of critical campus, data center infrastructure and systems. The position requires a high level of expertise in critical environoment air conditioning, chiller plant operation, chilled water pumps and piping, air handling units, and associated controls, dampers, and air mixing boxes. Work on critical systems and equipment requires adherence to Standard Operating Procedures (SOPs) and work order documentation practices as well as the ability to work safely while under schedule pressure. Ability to create and update Standard Operating Procedures and distribute to the team. The position requires familiarity with emergency power generation and distribution. Able to work independently or on a team, the Facility Manager troubleshoots problems, sets work priorities, schedules and coordinates preventive and corrective maintenance, communicates and tracks performance metrics, completing tasks in a timely manner with minimal supervision. 
This position requires strong internal customer focus, strong critical thinking skills, and an aptitude for learning system level knowledge, directly responsible for the following:
Responsibilities
 1. Understands the mission critical goal to include the day-to-day operation, maintenance, and modification of critical environment building systems, which may include the following: mechanical (including HVAC, computer room air conditioners, chillers, and plumbing) electrical (including UPS, DC battery systems, PDU, generators, transfer switches, and switchgear), cabling (including data and voice, broad band), fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems (including fire alarm, duress, card access).
 2. Directly manages a team of up to 10 Facility Engineers and Technicians
 3. Monitor the CMMS and ensure inventory of assets are correct, appropriate maintenance tasks are associated with each piece of critical equipment and that the system schedules the work as desired. Work with WX Program Manager(s) and team to ensure task assignments are correct, schedule is understood by team and that SOP’s and documentation are prepared well in advance of work effort. Attention to detail is required as significant time with databases and spreadsheets are required.
 4. Coordinates with WX team members, internal client teams and outside vendors to ensure synchronous scheduling of vendor-performed preventive and corrective maintenance or repair tasks. 
 5. Manages vendors performing critical PM’s, repairs or upgrades to equipment
 6. Communicates and reports on repair status. Ensure customer satisfaction throughout the process. 
 7. Provides training and technical support to shift engineers and maintenance technicians with regard to the BMS system and related technology tools. Provides support outside normal working hours, as required.
 8. Handles RTP related projects related to the program and acts as PM with support or guidance from the Facility Operations Manager
 9. Provides project support or direct project management for NetApp facilities outside of RTP as needed
 10. Support implementation of the preventive maintenance program in conjunction with the Maintenance Planner to allocate manpower, schedules and PM frequency
 11. Supports the Maintenance Planner in PM scheduling, manpower and repair of equipment
Additional Responsibilities
 12. Determines end-of-life of equipment and plans for replacements
 13. Participates in critical alarm response if additional support is required
 14. This position must respond (onsite) to emergenices or ciritcial situations
 15. Receives work orders for Preventive and Corrective maintenance on critical systems and building physical structure. Consult with supervisors and staff as appropriate to identify and order necessary material and personnel to complete all maintenance and perform necessary work. Finalize work orders by completing necessary documentation. Manage workload for a team of up to 10 technicians. 
 16. Ensures all vendors work onsite safely following all NetApp policies
 17. Determines equipment end-of-life date(s) and plans for replacement
 18. Manages Capital Projects in a Project Manager or support level capcity
 19. Performs additional job duties as requested
 20. Performs job duties with an energy saving mindset
 21. Supports in financial forecasting and budget modeling
 22. Formal supervisory experience required
 23. This position requires the candidate to be on-call 24/7 to remediate emergencies
 24. Interview and hires new staff for vacant positions
 25. Other duties as required
Education
 26. High School diploma or GED with an Associates Degree from a trade school or 10 years experience in electrical system operation, refrigeration and HVAC
 27. EPA 608 Universal Certification
 28. 10 years experience in data center (or similar type critical environment) operations, maintenance, and engineering supporting critical facilities operations 
 29. 5 years experience in Project Management
 30. 5 years experience in People Management
 31. Working technical knowledge and understanding of critical data center systems, including HVAC, standby emergency power, uninterruptible power supplies and associated infrastructure
 32. Prior experience as HVAC technician or similar 
 33. Experience with CMMS or similar maintenance management systems
 34. Experience managing BAS programs and changing of setpoints
 35. Ability to read and interpret drawings and construction as-builts
 36. Ability to read and follow maintenance and repair manuals 
 37. Knowledge of and capable in operation of BAS controls (preferably Trane Tracer and Automated Logic), instrumentation and electronics
 38. Proficient in MS Office Suite, specifically MS Excel and other data base spreadsheet applications
 39. Valid Driver’s License
 40. Physical requirements include stooping, standing, walking, working on ladders, working in tight spaces, and carrying 50 pounds 
Compensation:
The target salary range for this position is $115,000 - 125,000 USD. The salary offered will be determined by the candidate's location, qualifications, experience, and education and may be outside of this range. Final compensation packages are competitive and in line with industry standards, reflecting a variety of factors, and include a comprehensive benefits package.
