Role:
The achievement of strategic investment objectives by recommending and delivering an agreed Asset Strategy for the allocated commercial property portfolio. You will assume responsibility for the preparation, presentation, agreement and implementation of suitable strategies for the allocated portfolio; manage, negotiate and supervise all lease events and possible lettings within the portfolio. Input into and maintain / improve budget: actual service charges etc. Reduce risk and maximise opportunities within the estate for the mutual benefit of stakeholders.
This role requires a combination of market insight, financial acumen, entrepreneurialism and proactive asset repositioning to maximise rental returns, capital value growth, tenant retention and satisfaction. We are seeking a best-in-class candidate who can bring demonstrable experience in a previous, similar role. It is anticipated the successful candidate will have a minimum of 8 years post qualified experience.
Purpose:
* To operate across the commercial portfolio and assist in the strategic management of the properties whilst delivering outstanding professional advice.
* Working closely with the Senior Managers and Directors.
* Working closely with the Building Surveyors and Facilities Managers and providing extra support where required.
Key Responsibilities:
* Recommendation, agreement and implementation of asset plans and strategies for the allocated portfolio.
* Negotiation or supervision of all lease events, lettings, disposals and acquisitions within the allocated portfolio, driving enhanced capital value growth.
* Tenant Engagement – Holding tenant meetings to understand how the buildings serve their needs, identifying areas for improvement, and integrating these insights into a strategic asset plan. Provide tenants with satisfactory customer service.
* Maximise value for the customer and shareholder by interpreting the financial status of property with respect to capital expenditure, alternative value scenarios and cash-flow forecasts with recommendations based on property market experience and data.
* Evaluating the onsite team to ensure the right skill sets are in place, identifying any gaps, optimising costs and enhancing customer service.
* Aligning agents with the asset’s vision, assessing their effectiveness, and focusing on marketing initiatives such as websites, tenant apps, videos and potential rebranding.
* Provide advice as required for the preparation and implementation of annual estate strategies for the client providing property solutions to meet business requirements.
* Identification and implementation of win-win opportunities across the allocated portfolio.
* Reviewing budgets, forward funding, project planning, cost caps, and utilities to drive efficiency.
* Organising own diary and prioritised work tracker / schedule.
* Preparing and managing cash flows for each property in the allocated portfolio.
* Rent raising and collection supervision.
* Service charge budgeting and working alongside the internal Portfolio Manager to ensure delivery and management of the allocated portfolio.
* Assist with the acquisition surveyors when required including providing advice in relation to new acquisitions on an ad-hoc basis.
* Acquisition and sale due diligence.
PERSON SPECIFICATIONS:
* MRICS qualified or equivalent
* You understand how to maximise asset value, drive revenue and create commercially successful spaces with pride and dedication.
* You take ownership, solving problems before they arise.
* You are confident building relationships with tenants, agents and stakeholders.
* Ability to handle multiple projects, adapt to change and stay focused under pressure
* Good IT skills, including MS Word, Excel and Outlook.
* Ability to communicate well, orally and written.
* Workflow management i.e. effective organisational and time management skills and ability to prioritise.
* Must be able to travel.
