Hours: 28 per week or 2 x 14 hours.
Are you passionate about supporting older people to live independently and enjoy a vibrantmunity life? We are seeking a dedicated Local Housing Manager to lead the day-to-day operations of a Retirement Living scheme, ensuring residents receive high‑quality, person‑centred housing and support service.
This is a varied, hands-on role at the heart of the scheme. No two days are the same — from tenancy sustainment and building safety tomunity engagement and resident wellbeing.
Your new role
Property &pliance
1. Manage reactive repairs, identify issues and raise works orders.
2. Oversee planned maintenance in partnership with internal departments.
3. Procure and manage local contractors such as cleaners, gardeners and window cleaners.
4. Ensuremunal areas and the wider scheme remain safe, accessible and well presented.
5. Manage void properties, ensuring timely turnaround and allocation.
6. Provide short-term “buddy cover” for neighbouring schemes when required.
7. Manage permission and alteration requests in line with policy.
8. (If leasehold) Support with viewings, sales queries and leaseholdermunications.
Performance & Administration
9. Support the Operations Manager with annual budgeting and review monthly/annual accounts.
10. Manage rent accounts, take proactive arrears prevention actions and support higher-level cases.
11. Manage waiting lists, nominations and void targets.
12. Ensure timely processing of repair orders and contractor invoices.
13. Maintain accurate, GDPRpliant records across all systems.
14. Contribute to quality assessments such as Housing Quality Standards and Quest.
Residents,munity & Wellbeing
15. Create a lively, inclusivemunity through events and activities to reduce social isolation.
16. Promote the use ofmunal facilities and encourage involvement from local groups.
17. Build strong relationships with residents, families and external agencies.
18. Respond to ASB issues,plaints and concerns in line with policy.
19. Coordinate support services, encourage ie maximisation and assist with benefit access.
20. Carry out resident welfare checks and support new residents with settling in.
21. Maintain safeguarding standards and liaise with relevant agencies.
What you'll need to succeed
Essential
22. Experience in the social housing sector, ideally supporting older people.
23. Strongmunication, relationship‑building and problem-solving skills.
24. Excellent organisational skills with the ability to manage a busy and varied workload.
25. Confident with ICT, spreadsheets, emails and databases.
26. Understanding of GDPR, safeguarding and professional boundaries.
Desirable
27. Knowledge of issues affecting older or vulnerable people (, Dementia, mental health, substance misuse).
28. Experience supervising or managing contractors or staff.
29. CIH Level 3 or 4 (or willingness to work towards).
Additional Requirements
30. Enhanced DBS (or ability to obtain).
31. Ability to access all areas of the building, including stair access.
32. Willingness to travel for meetings, training and occasional scheme cover.
