The Commercial Manager will be responsible for overseeing the financial and contractual aspects of a residential development projects. You will be overseeing a large flagship project consisting of approximately of 1500 residential units, (RC Frame), in the Hertfordshire area, with the project set for completion in approximately 8 years time. This role ensures projects are delivered on time, within budget, and in compliance with all relevant regulations and quality standards. The ideal candidate will have extensive experience in quantity surveying, contract management, and residential construction.
Key Responsibilities:
* Lead and manage all commercial aspects of multiple residential development projects from inception to completion.
* Prepare and manage project budgets, forecasts, and financial reports.
* Procure subcontractors and suppliers, ensuring value for money and quality of service.
* Oversee the preparation, negotiation, and management of contracts.
* Monitor project performance, identifying and mitigating commercial risks.
* Manage cost control and value engineering processes.
* Liaise closely with site teams, design teams, consultants, and other stakeholders.
* Ensure compliance with company policies, legal requirements, and industry standards.
* Provide input into land appraisals, feasibility studies, and development strategies.
* Mentor junior commercial staff and support their professional development.
Requirements:
* Degree in Quantity Surveying, Construction Management, or related field.
* Professional membership (e.g., RICS or CIOB) is preferred.
* Proven experience in a commercial role within residential development.
* Strong knowledge of construction contracts (e.g., JCT).
* Excellent negotiation, analytical, and problem-solving skills.
* Strong financial and commercial acumen.
* Proficient in MS Office and relevant industry software (e.g., COINS, Causeway).
