Building Manager - Commercial Real Estate (Office) Location: Central London role with a flexible balance of office, home, and site working Salary: £45,000 - £55,000 Must have knowledge of service charge management. We’re partnering with a well-established property management business that oversees a diverse portfolio of commercial and mixed-use buildings across central London. The Role: As the Building Manager, you’ll support the day-to-day management of several commercial and mixed-use properties across London’s City. Working alongside Senior Building Managers, you will help deliver exceptional service to occupiers, manage contractors, and maintain smooth building operations. Key Responsibilities: Assist with the preparation, monitoring, and reconciliation of service charge budgets Manage contractor invoices, works orders, and maintain spend controls Support lifecycle planning and capital expenditure forecasting Act as a primary point of contact for occupiers, addressing queries and maintaining strong relationships Coordinate tenant communications such as welcome packs, handbooks, and emergency procedures Oversee cleaning, mechanical & electrical, security, and waste management contracts, ensuring service standards are met Assist with procurement and tendering processes Conduct regular building inspections and snagging, raising and tracking actions as needed Ensure full compliance with statutory regulations and company standards, managing H&S documentation and compliance portals Support management of planned and reactive maintenance, reviewing contractor risk assessments and coordinating site access Monitor energy consumption and utility data to support sustainability goals Provide cover for Building Managers during leave and assist with onboarding new properties What You’ll Need: Minimum 2 years’ experience in property or facilities management, preferably with commercial buildings Strong knowledge of service charge management and building compliance requirements Excellent communication skills with a client-facing, proactive approach Experience managing suppliers and contracts effectively Competent with Microsoft Office and compliance software platforms IOSH or NEBOSH qualification preferred or willingness to obtain What’s On Offer: Central London role with a flexible balance of office, home, and site working Opportunity to work with a diverse portfolio of high-quality assets Supportive and collaborative team environment Clear progression path If you’re ready to take the next step in your property management career with a company that values hands-on involvement and client service, get in touch today!
