Job Introduction
Gleeson Homes is recruiting for a Contracts Manager responsible for providing effective leadership and management oversight to construction teams. The role aims to deliver build production targets and key stage milestones in accordance with quality, health & safety, and customer care standards across all developments under their responsibility. This includes ensuring the safe and professional delivery of site construction activities, managing budgets, forecasts, quality standards, customer experience, and brand standards.
We seek a passionate, respectful, and collaborative individual who can motivate teams, lead by example, and uphold the Gleeson Brand. Reporting to the Regional Managing Director and Construction Director, you will lead Site Managers and Site Teams within the Construction division.
Main Responsibilities
As part of the regional senior leadership team, you will adopt a 'whole company' perspective, championing performance excellence aligned with Gleeson's vision, mission, and values, while positively influencing profitability and operational efficiency.
A High-Level Summary of Key Responsibilities
1. Create and lead a high-performance, customer-focused construction team culture, aiming for 5-star in-house surveys with a +75% condition score on all sites. Coach teams to meet performance targets and maximize their potential.
2. Develop build strategies, critical path programs, procurement, and subcontractor solutions in collaboration with the Construction Director, ensuring delivery within budget, quality, safety, and customer satisfaction standards.
3. Ensure compliance with Health & Safety, Environmental, and Corporate Responsibility policies across all site activities.
4. Regularly audit and evaluate site team performance against KPIs, taking corrective actions to meet standards, with a target reportable items rate below 0.20.
5. Coordinate suppliers and subcontractors to ensure work conforms to drawings, specifications, standards, and timelines, while managing impacts on local communities.
6. Ensure Site Managers are fully engaged with program, budget, targets, and quality standards, taking ownership of development performance and resolving issues proactively.
7. Support the Construction Director by maintaining strong relationships with subcontractors and suppliers, aiding in their selection to meet performance standards.
The Ideal Candidate
* Relevant qualification or extensive experience in construction
* Proven multi-site project management and quality assurance skills
* Strong commercial awareness and technical knowledge
* Knowledge of codes of practice/NHBC standards affecting build quality
* Excellent leadership, team management, and coaching abilities
* Understanding of the New Homes Quality Code (NHQC)
* Commitment to high-quality homes and a 5-star customer experience
* Financial understanding of build methods and sequences
* Excellent communication and presentation skills
