PROPERTY MANAGERRendall & Rittner • £Competitive • Home Based- with site visitsROLE OVERVIEWWe are seeking a confident and proactive Property Manager to take ownership of a focused residential portfolio, delivering a high standard of service while continuing to build expertise in block management.You will be responsible for two developments, one in Bristol and one in Bournemouth acting as the main point of contact for service delivery, client relationships and day-to-day management.The portfolio is intentionally streamlined, allowing you to focus on quality, attention to detail and strong client partnerships.ROLE EXPECTATIONSThis role requires strong organisation, sound judgement and the confidence to manage stakeholders effectively across multiple locations.You will take full ownership of your portfolio, balancing service delivery, financial performance and compliance. A proactive mindset is key, you will identify issues early, manage risk and continuously improve standards rather than reacting to challenges.WHAT SUCCESS LOOKS LIKEYour developments are well maintained, compliant and running smoothlyClients trust your judgement and rely on your expertiseBudgets and expenditure are effectively controlled and transparentMajor works and Section 20 consultations are delivered efficientlyYou anticipate issues and resolve them before escalationHOW YOU'LL SPEND MOST OF YOUR TIMEMost weeks, you will be:Managing the day-to-day performance of your residential portfolioBuilding strong relationships with clients, residents and contractorsPreparing and managing service charge budgets and forecastsOverseeing any major works and Section 20 consultationsCarrying out site inspections across Bristol and BournemouthEnsuring Health & Safety compliance across developmentsInterpreting leases, legislation and industry best practiceYou will be home-based with travel to your sites, trusted to manage your time and priorities effectively.WHO THIS ROLE IS FORThis role is ideal for someone who:Has experience managing residential block portfoliosIs confident handling budgets, works projects and client relationshipsHas a strong understanding of leasehold legislationCommunicates clearly and professionally with a range of stakeholdersTakes ownership and pride in delivering a high-quality serviceEXPERIENCE THAT HELPSResidential property management experienceStrong knowledge of the Landlord & Tenant Act and leasehold legislationFamiliarity with RICS and ARMA guidelinesExperience managing Section 20 consultations and major worksTPI Associate membership (or willingness to obtain within 12 months)WHAT WE OFFERCompetitive salary, aligned to experienceDiscretionary bonusHome-based working with portfolio travel25 days holiday plus bank holidaysPrivate medical insurance, life assurance and enhanced family leaveFully funded training and professional developmentPaid sabbaticals as a loyalty rewardPension scheme and employee assistance programmeDiscounts across travel, retail, fitness and entertainmentABOUT RENDALL & RITTNERRendall & Rittner is one of the UK's most established and highly accredited residential leasehold property management companies, managing over 90,000 homes nationwide.
