Southern Housing is seeking a Building Safety Pre-Construction Manager to ensure our buildings are safe, compliant, and future ready. This role reports to the Head of Building Safety Delivery and will lead the planning and commissioning of critical safety inspections and remedial works across our housing portfolio. It is central to delivering our corporate strategy of making our buildings as safe as practicably possible.
In this role you will arrange and manage surveys and assessments for residential blocks, including intrusive surveys, PAS9980 fire risk assessments and access coordination. You will maintain clear, accurate data from assessments, managing fee proposals, purchase orders, project documentation and resident communications as well as commissioning independent fire engineer reviews.
You will develop project budgets and construction schedules, oversee feasibility site visits and work with design teams to resolve issues. You will prepare and distribute all pre-construction documentation (plans, specifications and programmes) while maintaining the golden thread of safety information. Additionally, you will oversee risk mitigation, ensure compliance with the Building Safety Act 2022, Fire Safety Act 2021 and associated regulations.
This role is based at our head office in Farringdon, with the option to work in a hybrid manner. Some visits to sites and other offices may be needed based on the locations part of the programme’s scope.
What You'll Need
* Previous experience as a Project Manager, Project Engineer, or in pre-construction within commercial construction
* Degree in Construction Management, Engineering, or equivalent professional experience
* Membership of a professional body such as RIBA, CIOB, or RICS
* Strong knowledge of building safety regulations and environmental standards
* Excellent verbal and written communication skills, including stakeholder engagement
* Proficiency in MS Office, especially Excel and Word, for compiling detailed reports
* Highly organised, self‑motivated, with meticulous attention to detail
