Role Overview
The Commercial team delivers cost‑effective building solutions, ensuring quality homes at the best possible cost. Reporting to the Managing Director, the Commercial Manager supports site development, cost appraisals, feasibility studies, procurement, budgeting, health & safety and technical engineering from land acquisition through to completion.
Responsibilities
* Lead and achieve build cost targets, budget control and cost overrun tolerance across development projects.
* Prepare accurate build cost assessments and budgets for each development stage.
* Manage technical support systems to analyse and report costs and cash flow versus budget.
* Undertake viability/feasibility studies for site acquisition and development decisions.
* Procure sub‑contractors, goods and materials using Group Tender procedures and designs.
* Administer payments for sub‑contractors, consultants and suppliers in line with Group policy.
* Ensure the Commercial team is resourced, directed and supported with clear responsibilities, training, development and workload organisation.
* Provide appropriate reporting to the MD and Divisional Board in line with the standard format and schedule.
* Promote and act in accordance with Group values, systems, policies and procedures.
Qualifications
* Proven track record in a senior commercial or quantity surveying role.
* Highly numerate, able to gather, interpret and model data for development.
* Strong IT skills, working knowledge of commercial project management, payment and valuation software.
* Experience of managing budgets, cost control, planning, prioritisation and organisation to meet targets.
* Knowledge of the major functions of a Technical Department and their impact on site profitability and development.
* Self‑confident, decisive, resilient and able to thrive under pressure in a fast‑paced environment.

* Motivational team‑leader focused on managing, coaching and developing the Commercial and technical teams.
