We are seeking an experienced and customer focused Local Housing Manager to play a pivotal role within a retirement living scheme for older people. This is a highly visible, rewarding role at the heart of a housingmunity,bining housing management, resident engagement, health and safety, and partnership working.
The Local Housing Manager is responsible for the day‑to‑day management of the scheme, ensuring residents feel safe, supported and able to live independently in their own homes. No two days are the same, and the role offers real scope to make a meaningful difference to residents’ lives.
Your new role
Property &pliance
1. Ensure all health & safety,pliance checks and audits arepleted, recorded and acted upon
2. Manage responsive repairs and support planned maintenance works
3. Procure and manage local contractors ( cleaning, gardening, window cleaning)
4. Maintainmunal areas to a high standard and manage void properties effectively
5. Ensure buildings are safe, secure and weing
Housing Management & Performance
6. Assist with setting and monitoring court budgets and monthly accounts
7. Manage rent accounts, taking proactive arrears prevention actions
8. Oversee lettings, allocations and waiting lists in line with policy and nomination agreements
9. Maintain accurate, GDPRpliant records across all systems
Residents &munity
10. Create a ‘lively court’ by organising social activities andmunity engagement
11. Proactively tackle social isolation and promote resident wellbeing
12. Manage anti‑social behaviour cases sensitively and in line with policy
13. Respond toplaints and concerns, escalating where appropriate
14. Carry out welfare checks and support tenancy sustainment
15. Signpost residents to external support agencies including welfare and benefits advice
16. Ensure safeguarding concerns are identified, recorded and escalated appropriately
People Management (where applicable)
17. Support recruitment, induction and line management of on‑site staff
18. Manage performance, training and development to maintain high service standards
What you'll need to succeed
Essential
19. Excellentmunication, literacy and numeracy skills
20. Strong organisational skills with the ability to managepeting priorities
21. A calm, professional approach in challenging or emotive situations
Desirable
22. Experience in housing, retirement living, supported housing or a similar environment
23. Knowledge of issues affecting older people and vulnerable groups ( dementia, mental health)
24. Experience managing contractors or staff
25. Housing qualification ( CIH Level 3 or 4)
