About Us:

M&A Properties is a Wigan-based lettings agency dedicated to delivering high-quality property management with a focus on safety, tenant satisfaction, and efficiency. As a family-run business with strong local roots, we manage a growing portfolio of properties across Wigan and pride ourselves on providing a professional, friendly, and responsive service.

We work hard to ensure our properties are well-maintained, fully compliant, and ready to welcome new tenants in a timely manner. Our team is small, close-knit, and committed to excellence—striving to provide a safe and comfortable home for every tenant we assist.

Role Summary:

We are looking for a proactive and skilled Maintenance Operative to join our team. Working closely with the Property Manager, your primary responsibility will be to ensure all properties are well-maintained, rented efficiently, and kept to a high standard. This role involves overseeing, scheduling, and executing both reactive and planned maintenance tasks while ensuring compliance with safety regulations and delivering exceptional service and care to our tenants.

Key Responsibilities:

* Build and maintain positive relationships with tenants and team members, responding promptly and respectfully to maintenance-related concerns.
* Carry out a wide range of routine maintenance tasks across the home, including:
* Basic joinery and carpentry repairs
* Lock and door hardware maintenance
* Minor plumbing and electrical work
* Painting, decorating, and general touch-ups
* Flooring repairs and replacements
* Servicing general equipment and systems
* External building maintenance (gutter cleaning, minor roof repairs)
* Lead by example when coordinating contractors and tasks efficiently.
* Maintain and prioritise a shared "to-do" list of property maintenance tasks.
* Monitor and perform health and safety checks, including:
* Fire alarm tests
* Emergency lighting inspections
* Portable Appliance Testing (PAT)
* Ensure timely completion and accurate recording of all safety and regulatory checks.
* Work flexibly to assist with moving furniture and improving space usage.
* Be available for emergency call-outs, paid at time-and-a-half (mileage reimbursed at 45p/mile).
* Use cost-effective maintenance solutions to help reduce costs and minimise vacancy turnaround times.
* Maintain a proactive, structured approach to preventative maintenance.
* Work occasionally at secondary sites: Beeches Care Home (Coppel), Willows Care Home (Chester), and Haighfield Care Home (Wigan) (mileage reimbursed at 45p/mile).

· Organise and maintain the maintenance storage area, ensuring tools and materials are tidy and accessible.

· Assist with refurbishments, clearances, and furniture moves as needed.

· Use WhatsApp and other communication tools to coordinate with the office and log updates in real time.

What We're Looking For

* Proven maintenance experience (within a care environment or similar is essential)
* Basic skills in plumbing, joinery, electrics, and general building upkeep
* Proactive attitude with the ability to work independently and as part of a team
* Strong problem-solving skills and attention to detail
* Excellent communication and interpersonal skills
* A flexible and reliable approach to working hours and emergency call-outs
* Must have a full driving licence and access to a reliable vehicle

*

Additional Information

* Uniform: Company polo/sweatshirt provided; own work trousers and safety footwear required.
* Holiday: 5.6 weeks per year (pro-rata), inclusive of bank holidays. Time off between Christmas and New Year is restricted. You'll also enjoy a paid day off on your birthday to celebrate your special day.
* Transport & Parking: Mileage reimbursed for approved travel. Free staff parking is available.
* Communication: Use of WhatsApp is essential for team coordination.
* DBS Check: An Enhanced DBS check is required.
* Probation: 6 months, with performance reviews after 3 and 6 months.
