Care Home Maintenance Person Duties List
1. General Repairs & Upkeep
* Carry out day-to-day repairs (doors, locks, furniture, fixtures, fittings).
* Fix plumbing issues (leaking taps, blocked drains, toilets).
* Handle electrical tasks (changing bulbs, resetting fuses, replacing sockets etc).
* Maintain heating, ventilation, and air conditioning systems.
* Keep outdoor areas tidy (paths, gardens, fences, car parks).
2. Preventive Maintenance
* Conduct regular checks of equipment (beds, hoists, lifts, wheelchairs).
* Service fire alarms, emergency lighting, and call-bell systems (or liaise with contractors).
* Check water systems for Legionella control (temperature checks, flushing).
* Monitor boilers, radiators, and hot water supply.
* Ensure all tools and equipment are in good working order.
3. Health & Safety Compliance
* Carry out routine health & safety checks (fire exits, signage, trip hazards).
* Complete and record safety inspections as required by law (fire, gas, electrics).
* Ensure COSHH (Control of Substances Hazardous to Health) compliance for cleaning/maintenance products.
* Report hazards immediately to management.
* Lead evacuation procedures and drills.
4. Decorating & Presentation
* Paint, decorate, and repair walls, floors, and furniture monthly.
* Ensure residents' rooms and communal areas are safe, pleasant, and homely.
* Assist with moving furniture and setting up rooms for new residents or events.
5. Contractor Liaison
* Supervise external contractors working on-site.
* Ensure contractors follow safeguarding and infection control rules.
* Report contractor progress and issues to management.
6. Record Keeping & Reporting
* Maintain logs of repairs, maintenance checks, and servicing.
* Report major repairs or recurring issues to the home manager.
* Keep up to date with statutory maintenance schedules.

7. Resident & Staff Support
* Respond quickly to urgent repair requests that affect resident comfort/safety.
* Be approachable and respectful when working in residents' rooms.
* Support moving heavy items or setting up equipment for staff/residents.
