Excellent opportunity to join a leading specialist contractor working with their commercial team and play a key role in driving project profitability through refurbishment works. We’re looking for a commercially minded individual to analyse costs versus income, prepare valuations and payment applications, manage variations, and optimise contract terms to protect margin, cash flow, and risk. This is a fantastic opportunity for an Assistant Quantity Surveyor with a construction background who’s confident working with numbers, navigating sites, and engaging with stakeholders.
Responsibilities
1 Cost and Income Analysis
* Monitor real‑time job costs vs. budgets and WIP.
* Prepare CVRs and margin reports.
* Investigate cost variances and recommend corrective actions.
* Maintain cash‑flow forecasts and earned value tracking.
2 Valuations, Applications and Payments
* Measure works and compile valuations/applications for roofing, scaffolding, and refurb projects.
* Manage variations and compensation events.
* Price dayworks, small works, and reactive jobs.
* Support final account preparation and close‑out.
3 Contract Administration and Commercial Risk
* Administer JCT/NEC contracts and client T&Cs.
* Identify and escalate onerous clauses; support negotiation.
* Maintain change control and correspondence logs.
4 Procurement and Supply Chain
* Source and analyse quotes; raise POs aligned with scope and budget.
* Benchmark scaffold options to reduce access costs.
* Support supplier negotiations and recycling initiatives.
5 Data, Systems and Reporting
* Maintain job:costing systems and registers.
* Produce weekly commercial dashboards.
* Contribute to ISO 9001 compliance and documentation.
6 Site and Stakeholder Coordination
* Attend site visits for measures and valuations.
* Liaise with clients, site teams, and subcontractors.
* Promote safe and compliant working practices.
Qualifications
* HND/HNC or Degree in Quantity Surveying or Construction/Commercial Management (or near completion).
* 1.2+ years experience in a QS/Assistant QS role within construction.
* Exposure to JCT and/or NEC forms; understanding of valuations, applications, variations, and final accounts.
* CSCS card.
* Full UK driving licence.
