Overview
Building Maintenance Technician
The main task of a Building Maintenance Technician is to ensure that a building remains functional and in good repair. They inspect, maintain and repair a building's production equipment systems. Additional tasks may include basic electrical, plumbing and HVAC systems, and taking care of other maintenance tasks. The Technician will also liaise with and support appropriate external contractors.
Responsibilities
* Carry out planned preventative maintenance (PPM) and reactive mechanical maintenance across all site\'s equipment.
* Troubleshoot and repair pneumatic systems, pumps, mixers, and filling lines, particularly those used in chemical/paint processing.
* Build, modify, and install machinery to suit customer-specific requirements.
* Repair tanks, vessels, and other mechanical plant infrastructure as needed.
* Complete building and site maintenance checks, including fire safety systems, emergency lighting, compressors, and interlocks.
* Liaise with external contractors and suppliers to oversee planned and emergency work.
* Use CMMS software to log maintenance work and plan tasks.
* Support environmental compliance, including COSHH checks and safe handling of hazardous materials.
* Contribute to the company's health and safety culture, performing risk assessments and promoting a safe working environment.
* Create a maintenance plan for the organisation\'s equipment.
* Carry out any ad hoc tasks within the capability of the role of Maintenance Technician.
* Establish maintenance policies and procedures; conduct frequent quality checks on equipment to ensure no maintenance is required.
* Complete emergency maintenance when equipment breaks down.
* Keep a record of preventive and emergency maintenance carried out on the CMMS.
* Ensure the organisation complies with safety regulations while maintenance takes place.
* Follow a maintenance schedule to ensure that all routine tasks are completed.

* Proven experience as a Maintenance Technician.
* Knowledge of general maintenance processes and methods.
* Working knowledge of tools, common appliances and devices.
* Manual dexterity and problem-solving skills.
* Good physical condition and strength.
* This role requires both indoor and outdoor work. Occasional late or weekend hours may be required for emergency situations.
* Reports to the Maintenance Manager/Site General Manager.
* Sound understanding of process performance measurement, reporting and tracking requirements.
* Working knowledge of risk mitigation practices to identify and manage the risk.
Quality Knowledge & Continuous Improvement Management
* Technical knowledge to diagnose, repair and maintain a variety of machines, systems and facilities.
* Problem-solving skills to identify, analyse and fix issues that may affect the performance and safety of equipment and infrastructure.
* Manual dexterity and physical strength to handle tools, carry out repairs and installations, and perform regular maintenance tasks.
* Time management skills to ensure that all repairs and maintenance work are completed within the established timelines.
* Attention to detail to ensure every part of a machine or system is in good working condition and to detect any potential issues that may arise.
* Communication skills to effectively relay information about equipment status, repairs needed, and maintenance procedures to other team members and management.
* Ability to read and interpret blueprints, schematics, and technical manuals to understand equipment and systems.
* Knowledge of safety procedures and regulations to ensure a safe working environment at all times.
* Customer service skills to handle requests and complaints from other departments in a professional and efficient manner.
