Properties Manager

To manage all aspects of the Trust's property portfolio including leases, licences, service charges, business rates, dilapidations, insurance, and occupancy arrangements. The role will support the delivery of the Trust's estate strategy, maximise estate efficiency and lead in acquisition, disposal and lease negotiation, ensuring legal and financial compliance.

Main duties of the job
Operational:
* Negotiate leases, licences and tenancy arrangements
* Manage and maximise property portfolio letting opportunities.
* Draft tenancy documentation and advise on legal obligations.
* Manage lease negotiations and rent reviews.
* Apportion service charges and manage insurance claims and coverage.
* Manage business rates, validate invoices, and support appeals.
* Coordinate dilapidations, condition and 6-facet surveys.
Strategic Management:
* Support the delivery of the Estates Strategy.
Leadership and Staff Management Responsibility
* Line manages the Estate Portfolio Manager.
* Set objectives, conduct appraisals, identify training needs.
* Represent the Trust in estate-related forums.
* Monitor rent, rates, and consultancy costs.
* Contribute to budget setting and ensure cost efficiency.
Service Development and Improvement
* Lead acquisitions and disposals in line with strategy.
* Recommend estate management improvements to support operational delivery.
Communications
* Communicate complex lease/legal/financial information with internal and external stakeholders.
* Negotiate favourable terms and influence estate outcomes.
* Use written, verbal, and system-based communication.

QUALIFICATIONS/EDUCATION/TRAINING
* Relevant Degree or Equivalent
* Specialist Post Grad Training
* CPD
* Membership of Recognised Building Services Institute
PREVIOUS EXPERIENCE
* Management-level NHS Estates or relevant sector experience
* Experience with leases, rates, insurance, legal compliance
* Knowledge of HTM, HBN, Estatecode
SKILLS/KNOWLEDGE/ABILITY
* Strong negotiation and problem-solving skills
* Budget and client management
* Excellent communication and computer literacy
* Knowledge of CAD, BMS, PPM, property software
COMMUNICATION SKILLS
* Present technical information to varied audiences, Excellent oral and written skills.

* Proficient in IT systems
* Must drive
* CAD or systems knowledge helpful
