Join a leading housebuilder/developer to lead the successful delivery of a traditional build project of more than 130 homes in Clayton.About the RoleAs Project Manager, you will be accountable for the end-to-end delivery of a significant traditional housebuilding project from groundworks through to completion, ensuring high standards of quality, safety, programme, and budget control. You will work closely with internal teams, consultants, contractors, and stakeholders to achieve strategic and operational goals.Key ResponsibilitiesLead the planning, coordination, and delivery of a 130+ home residential development in ClaytonManage and monitor the project programme, ensuring delivery milestones are metControl project budgets and financial performance, reporting variances and forecastsOversee tendering, procurement, and contracting of key trades and consultantsEnsure compliance with health & safety, building regulations, quality standards, and contractual obligationsChair regular site meetings and produce accurate progress reports for senior leadershipBuild strong working relationships with project teams, suppliers, local authorities, and stakeholdersDrive continuous improvement, value engineering, and risk mitigation across the project lifecycleWhat We’re Looking ForEssential:Proven experience as a Project Manager in residential housebuilding or large-scale constructionTrack record delivering traditional build developments (ideally 50+ units) on time and to budgetStrong understanding of UK construction regulations, CDM, health & safety frameworks, and quality standardsExcellent leadership, communication, and stakeholder management skillsProficient in project planning and reporting tools (e.g., MS Project, Asta, Procore, BIM basics)Commercial acumen with cost control/forecasting experienceDesirable:Degree in Construction Management, Quantity Surveying, Civil Engineering, or related fieldChartered status (e.g., MRICS, CIOB) or equivalentExperience with traditional housebuilding methods and working with local planners and authoritiesExperience managing multi-discipline consultants and subcontractorsWhat We OfferCompetitive salary + performance-linked bonusCompany pension and private medical benefitsCareer-growth opportunities within a stable and expanding developerSupportive team culture and exposure to strategic residential projectsOngoing professional development and training
