The role will involve travelling throughout the UK & Ireland and will include ongoing liaison with field-based operations and property colleagues, third party suppliers and agencies.Doughnuts! Your new role:Support the Head of Estates and wider property team in managing the portfolio across the UK & Ireland, currently consisting of around 150 sites.Conduct rent reviews, lease renewals, valuations and new leases as well as dealing with breaks and applying for landlords’ consents.Managing re-locations and disposals, including dilapidations.Managing and monitoring business rates, service charge & insurance cost lines.Supporting with property budget setting and management, ensuring budget achieved.Supporting with shaping and developing and executing 3-year estate plan.You will manage external agents where appointed i.e. third party matters, and liaise with solicitors and appointed building surveyors where necessary.Supporting with rolling core estate refurbishment programme projects managing seeking landlord consent and ensuring works are documented correctly through Licences to AlterArranging/attending property inspections as needed.Supporting with internal property audits, data gathering and information requests.Supporting Operations team with ad hoc property maintenance queries connected to L&T matters.Supporting Operations team with installation of new kit & equipment, by obtaining landlord consent.Keeping property database and deed packets up to date.Preparing decks for presentations across the business.Your CV:You are a professional member of the Royal Institution of Chartered Surveyors (RICS) or equivalent.Proven relevant experience with a minimum 3 years’ post qualification in house or client-side commercial property or estates experience across a multi-site portfolio.Commercial awareness and ability to guide and influence decisions with key stakeholders across the business internally and the external supply chain including solicitors, project managers, designers and business rates, L&T and building surveyors.Broad knowledge of the property market and a good working knowledge of Landlord & Tenant legislation, business rates, service charge/insurance and a basic awareness of health and safety, statutory property maintenance and planning legislation.Display excellent problem-solving skills and be comfortable operating strategically and reactively whilst maintaining a varied workload in an often fast-paced environment.Have a full UK Driving License and access to a roadworthy vehicle to undertake site visits.Strong planning, organisational and communication skills.Good working knowledge of Microsoft Office.
