Job Title: Lettings Negotiator
Location: Fitzrovia, London

Salary: £18,000 - £22,000 basic plus 10% commission (OTE £40k+)

Hours: Monday - Friday 10am - 6:30pm

JC Living is a dynamic and innovative estate agency with 2 offices, one which has been running successfully for a number of years in London Bridge and a second brand new office in the heart of Fitzrovia, London. They specialise in providing high-quality rental properties and exceptional service to both landlords and tenants.
Job Description
We are seeking a motivated and enthusiastic Lettings Negotiator to join the JC Living team. The successful candidate will play a key role in managing the letting process, from sourcing new rental properties to negotiating tenancy agreements and ensuring a smooth move-in process for tenants.
Key Responsibilities
* Act as the main point of contact for landlords and tenants, addressing their queries and concerns promptly and professionally.
* Arrange and conduct property viewings, providing potential tenants with detailed information about the properties and the local area.
* Promote available properties through various marketing channels, including online listings, social media, and local advertising.
* Negotiate rental terms and conditions with landlords and tenants to ensure mutually beneficial agreements.
* Handle tenant applications, including conducting reference and credit checks, and ensuring all necessary documentation is completed accurately.
* Prepare and manage tenancy agreements, inventories, and other related documentation.
* Ensure all properties comply with the necessary health and safety regulations and other legal requirements.
* Build and maintain strong relationships with clients to encourage repeat business and referrals.
* Stay up-to-date with local property market trends and provide clients with informed advice.
* Build strong relationships with the property managers in order to have a seamless handover once the tenancy is agreed.
Qualifications And Skills
* 12-18 months minimum experience in a similar role within the property industry is preferred.
* A knowledge of relevant lettings legislation
* Excellent verbal and written communication skills.
* Strong negotiation and sales abilities.
* A customer-focused approach with the ability to build and maintain positive relationships.
* Strong organisational and time management skills, with the ability to handle multiple tasks simultaneously.
* High level of accuracy and attention to detail in managing paperwork and contracts.
* Previous knowledge using Alto lettings/property management software would be a bonus.
* Ability to adapt to changing market conditions and client needs.
* Understanding of the property market and business acumen.
