Role
Central Bedfordshire Council is seeking a dynamic and experienced Housing Maintenance Team Leader to oversee the delivery of responsive repairs and voids work across our housing stock. With a budget of approximately £6M annually, you’ll play a pivotal role in maintaining the safety, quality, and sustainability of over 5,500 council-owned homes.
This is a fast-paced, digitally focused service area where your leadership will drive operational excellence and customer satisfaction. You’ll lead a collaborative team, manage contractors, and ensure compliance with health and safety legislation—making a real difference to residents’ lives.
Responsibilities
* Lead the delivery of responsive repairs and voids works, ensuring projects meet time, budget, and quality targets
* Manage contractors delivering inspections, risk assessments, renovations, and maintenance
* Oversee customer experience across repairs appointments, IT systems, and data management
* Diagnose repair issues via desktop and site inspections, ordering effective remedial works
* Drive improvements through systems and process change, monitoring KPIs and setting rotas
* Handle legal disrepair claims, collating evidence and presenting findings
* Participate in emergency planning and standby rota as required
* Ensure health and safety compliance across all council-owned dwellings
Qualifications
* Proven leadership in housing maintenance or property services
* Strong understanding of asset management and stock condition planning
* Excellent communication and contractor management skills
* Ability to resolve complex issues and complaints with empathy and efficiency
* Digitally savvy with experience in multi-channel customer service delivery
* Commitment to continuous improvement and collaborative working
