Overview

The Estates department at the Royal Lancaster Infirmary is a group of highly skilled electrical, mechanical and plumbing engineers, creative building craft persons, and dedicated support staff. We are looking to recruit a motivated and enthusiastic Building Services Engineer to join us. You should be experienced and a time served Electrician, Plumber or Mechanical Engineer looking to progress your career. You will be part of a 7 person team providing 24/7 cover to the Royal Lancaster Infirmary site, and will be trained to specialise in healthcare ventilation and decontamination.

The role ensures the safe and continuous operation of all engineering and building plant and equipment, in accordance with statutory requirements, codes of practice, guidance notes and Trust procedures to an agreed standard.


Responsibilities

* Provide on-site maintenance on a continuous 24/7 basis and deal with breakdowns and maintenance emergencies in line with statutory requirements, codes of practice, guidance notes and Trust procedures.
* Attend the area, make safe components or systems, and carry out repairs. Communicate with service managers, matrons and staff to maintain essential services and to agree downtime for repairs.
* Work on rotating shifts to enable the Works Department to provide a 24 hour service, and ensure leave/absence coverage within the team.
* On shift, call out specialist services contractors for site-specific issues, supervise emergency breakdown visits, and oversee planned contractor visits for maintenance or capital projects. Act as the main on-site contact for contractors, coordinating access and continued service for patients.
* Follow up emergency callouts with procurement actions where a call-off order is not in place.
* Provide supplementary support to contractors, including isolating/reinstating services and automatic fire alarm detection as required; accept and securely store out-of-hours deliveries.
* Carry out statutory boiler-house safety checks, sampling and testing of boilers and feed water, chemical dosing, and boiler blow-downs. Monitor the system in accordance with statutory requirements, HTMs and health and safety regulations, and COSHH; manage stock of chemicals and reordering of spares and consumables.
* Monitor and adjust plant and services (boiler house, BMS, fire and medical gas alarms, etc.) as directed by the Engineering Manager or Estates Officer, including unsocial hours initiative when appropriate.
* Undertake day-to-day management of the site BMS, including alarm monitoring, energy efficiency, and supervision of BMS engineers.
* Carry out planned preventative maintenance (PPM) inspections, adjustments and commissioning tests across the site, ensuring PPM dockets are logged on CAFM systems.
* Act as the department’s emergency pager and mobile phone contact, managing emergencies, incidents, defects and breakdowns; re-prioritise work as needed under the Trust’s Lone Worker Policy, with a degree of independent decision-making.
* Perform first-line assessment, fault finding, repair, substitute service and/or safe isolation across multiple trades (electrical, mechanical, plumbing, joinery, etc.). This may involve repairs across equipment outside your trade discipline.
* Undertake duties as a key member of the major incident team and the Trust’s Fire Controlling Officer for the site during a fire event.


Requirements

* Experience as a time served Electrician, Plumber or Mechanical Engineer with a drive to progress within building services in a healthcare setting.
* Ability to work flexibly in a 24/7 service team, including out-of-hours shifts, with capability to manage contractors and emergencies.
* Knowledge of HTMs, health and safety regulations, and COSHH in an Estates/Maintenance context is desirable.
* Strong communication skills to liaise with service managers, staff, and contractors; able to work independently and make decisions under pressure.


Locations and Context

We operate from three main hospitals—Furness General Hospital (FGH) in Barrow, the Royal Lancaster Infirmary (RLI), and Westmorland General Hospital (WGH) in Kendal—along with community healthcare premises across Morecambe Bay. The post may involve responsibilities at these sites and related premises.
