Learn more at https://www.jnj.com/ J&J is recruiting for a Sr Property Analyst, Real Estate S&A ( Strategy & Analytics) reporting to the Senior Manager Real Estate Strategy and to be based in the United Kingdom. Job Summary The Sr Property Analyst, Real Estate S&A is responsible for transforming Property Data Strategy and Management, as well as overseeing Global Lease Administration. This role serves as the primary point of contact for E&PS regarding all property information and compliance matters. Supporting the Senior Manager of Strategy & Analytics, this role aids in developing future reporting enhancements and ensuring accurate reporting across our property portfolio. The ideal candidate should be capable of collaborating with senior and mid-level leadership and various functions within the organization. Additionally, they must have the ability to interpret data and derive insights to identify opportunities for strategic analysis. Key relationships include working closely with Real Estate Regional Leaders, the Finance team, Insights Analytics & Planning, Regional Strategic Planning Managers, Regional Transaction Managers, Lease Administration, Legal, Governmental Affairs, Taxation, Supply Chain Services, J&J Affiliates, and other E&PS colleagues to define and implement Property Data Management effectively. Major Duties & Responsibilities Global Lease Administration Global lead for lease administration and financial management services, in positive partnership with the global external provider. Coordinate core GLA responsibilities to external providers. Ensuring lease administration records are updated after transactions occur (e.g. lease renewals, execution of options, surrendering space, etc.) and that necessary inputs into lease intake app and financial accounting systems are completed. Approval of Payment Verification Reports Establishing criteria and oversee the management of Critical Date Reporting with Regional RE Transaction teams. Document upload and tracking of pending items: manage and maintain accuracy and completeness of all lease data and documents globally. Provide Lease Administrative expertise/support to Affiliates/E&PS, covering the first level of troubleshooting in terms of legal, taxation, governmental aspects, ensuring compliance. Be the PPOC with RE, Legal, Risk Mgmt, Workday, Finance, Taxation, Governmental Affairs with ad-hoc requests: handle landlords relationship management and dispute resolution Partnership with Procurement, Global Services, Finance, Tax and other partners to transform Global Payment processes. Be Point of escalation for automated NA Lease Payment process Implementation of new Lease Payment processes for EMEA, APAC and LATAM, simplifying payments to landlords. Develop proposals and implement them in partnership with relevant partners. Partner with Vendor to create enhanced reporting capabilities within Lease Administration System Looking forward cost schedule reports Tracking reports Dynamic conditions reports People management (GLA, External partner assigned, Financial Mgt team, Analysts) Owned Portfolio Administration Enhance current owned property data capture and management. Work with External Partner, Property Sales Team, A&D and other relevant partners to define requirements for owned property data management and implement across the portfolio of locations. Core Team members to support with identifying documentation and aligning on document management strategy. Integrate owned property events into forward looking reporting on lease critical events, to create a centrally managed owned real estate portfolio, with same rigor as applied to the leased portfolio. Enable quick access to key documentation, effective management of critical dates and analysis of the entire JNJ real estate portfolio. Develop cadence / process for regular data updates and documentation refresh. Constantly review, plan and implement improvements to the process. E&PS subject matter expert and authority for all property and facility data (Leased and Owned) Be the primary data steward for the E&PS Global Property List, reporting to the Product Owner. Key member of the Global Property List Committee responsible for data ownership and management. Chair and manage bi-weekly committee meetings, to discuss key objectives for data enhancement and assign ownership. Report on progress and updates to Product Owner and Executive Leadership Manage owned and leased properties in systems, liaison with Supply Chain Knowledge Management / Curve Master Data and Global Property List Committee and implement governance for regular updates. Add new property requests to J&J database system, including database updates, i.e., capture & update databases with non-lease (J&J Sector/MRC/BU) data and integrate new acquisitions into Real Estate Portfolio. Partner with E&PS Insights Analytics and Planning team to manage change request tool, identify and resolve data quality issues and input into data quality audits, resolving non-compliances. Provide database support and reporting to numerous J&J groups including ad-hoc reporting, requests, executive deck preparation Work with Finance to identify Management Reporting Company, legal entity data and business unit data for all properties. Real Estate General Support with Performance Management and Global Standards Support and maintenance of Real Estate standards related to processes, policies, property etc. Manage Quarterly Business Reviews (QBRs) for Lease Admin Vendor and in partnership with Procurement. Input into other Real Estate provider QBRs where there are interdependencies. Support with new hire onboarding by delivering training into GPLA Processes and standards Support with annual departmental Goals and Objectives process, partnering with regional and global teams to develop targets and measure performance Requirements Bachelors in business administration, Real Estate or equivalent work experience required Minimum 6-8 years of overall experience and at least 3-4 years of experience in Real Estate and Lease Administration Strong business analytics skills and problem-solving skills Strong Financial skills Strong experience in Lease Administration and proved troubleshooting Solid grounding in technology and capability to identify metrics and aid in decision making Strong communication skills Proved influencing skills Candidate should know Real Estate markets Required Skills Lease Administration, Property Analysis, Real Estate Preferred Skills Budgeting, Communication, Contract Monitoring, Document Management, Financial Competence, Negotiation, Problem Solving, Project Reporting, Real Estate Management, Risk Assessments
