Overview

We have a fantastic opportunity for a Senior Quantity Surveyor to join our team within Vistry North East, at our Newcastle Upon Tyne office. As our Senior Quantity Surveyor, you will work within our wider Commercial, Estimating and Buying team, and will be responsible for supervising, managing and advising on the financial and contractual aspects of multiple construction projects. You will take responsibility for the execution of the Quantity Surveying function on allocated contract/s, to fulfil the requirements of the Company in maximising quality of service and profitability. You will provide a range of cost control and financial reporting duties across all aspects of construction work undertaken by the company. We would like from you

* Behave in line with our company values – Integrity, Caring and Quality
* HNC / HND in Surveying or equivalent
* Proven experience as a PQS / SQS / Commercial lead working within a residential house builder (dependent on position level)
* Experience may be gained from a similar position or promotion
* A good understanding of building regulations and legal obligations
* A good knowledge of construction methods and materials
* Strong mathematical and IT ability
* Ability to assess and analyse information
* Good business sense
* Good understanding of budget management
* Negotiating and networking skills
* Excellent communications skills
* Able to work under pressure and accept criticism of work
* Good teamwork skills
* Accurate with an eye for detail
* A methodical approach
* Willing to work extra to meet deadlines as and when the business needs require


Desirable

* Degree in Surveying or similar
* Working towards being a Member of the Chartered Institute of Building (CIOB), or Royal Institute of Chartered Surveyors (RICS)


Role responsibilities

* Lead, support and coach your direct reports and the wider team to support their growth and development.
* Attend design meetings to advise on areas that may have a cost implication; recognise delays, extensions of time and loss and/or expense with relevant notices.
* Check contract drawings for errors and omissions; assist in preparation of tender lists and procurement programmes.
* Prepare construction cost analyses, quotations, and budgets; manage cash flow forecasts and financial reporting.
* Place subcontractor orders within budget and programme requirements; negotiate contract sums and variations.
* Manage variations, final accounts, and cost reporting; liaise with Buyers and Build Managers on pricing and cost control.
* Maintain RAMS, CV1/CV2 reports, and other financial documentation; ensure external valuation documents are prepared.
* Ensure compliance with group policies and best practice manuals; support management with financial controls and reporting requirements.
* Mentor, manage and develop assistant/junior surveyors and ensure efficient running of the surveying team.
* Stay up to date with legislation changes and participate in required training.
