The Company:
An exciting opportunity has arisen for a Building Services Manager to join a well-established main contractor on a flagship residential scheme in Acton. The project involves the delivery of 200 high-spec apartments, complete with an on-site energy centre, and carries a significant mechanical and electrical value of £17 million.
This is a full cradle-to-grave role, offering the chance to lead the MEP delivery from preconstruction through to commissioning and final handover. You will be a key member of the site leadership team, managing interfaces with design, construction and commercial teams while driving high standards of quality, coordination, and safety.
The Role
Oversee full MEP delivery across the project lifecycle, including preconstruction input, site coordination, installation, commissioning and handover
Work closely with internal teams and the appointed MEP specialist subcontractor to ensure programme, quality and cost targets are achieved
Manage MEP design integration with architectural and structural elements
Lead progress meetings and coordination sessions with the wider team and subcontractors
Ensure timely release and management of technical information aligned with construction activities
Drive compliance with HSE standards and ensure robust QA procedures are in place
Support the commercial team with package management and cost reporting
Coordinate OFCI (Owner Furnished Contractor Installed) equipment through delivery and commissioning
Engage with statutory bodies and ensure the smooth path to project completion and sign-off
What We Are Looking For
Proven track record delivering MEP services on large residential or mixed-use developments
Experience managing MEP packages upwards of £15 million in value
Strong understanding of mechanical, electrical and public health systems
Preconstruction and cradle-to-grave delivery experience with a main contractor
Ability to lead coordination with multiple stakeholders and manage risk
Excellent communication skills and strong attention to detail
Electrical bias would be advantageous but not essential
Comfortable working within a live construction environment and dealing with complex logistics
Familiar with commissioning processes and project close-out protocols
Minimum of 10 years’ experience in a similar role within the UK construction industry
