Facilities Manager (Operations) – Facilities Management role located in London, England, United Kingdom. This role focuses on day‑to‑day technical operational delivery for a large‑scale headquarters within the technology sector, ensuring that building infrastructure and facility services comply with the highest standards, uptime is maximised, and statutory requirements are met.
Key Accountabilities
* Operational Excellence and Compliance
* Oversee all aspects of facility management operations on site, focusing on key hard and soft services, safety system infrastructure maintenance, and ensuring operational effectiveness and compliance.
* Manage the site operational budget and control site‑level costs for all facility services, driving efficiencies without compromising system integrity.
* Oversee and manage the technical services and engineering teams, fostering a culture focused on customer service, safety, compliance, and excellence.
* Monitor and report on key performance indicators (KPIs) focused on employee satisfaction, service quality, and operational efficiency.
* Work alongside the Technical Facilities Services Manager peer, leading overall FM delivery and contractual requirements.
* Manage technical vendor and supply partner relationships for the site, ensuring all external service providers adhere to the highest standards of quality, safety, and professionalism.
* Implement a continuous improvement programme for the site's infrastructure, soliciting feedback and using data to refine maintenance strategies and improve asset lifespan.
* Manage multiple buildings and spaces; ensure strict compliance with all local and national Health, Safety, and Environmental (HSE) regulations, including statutory inspections, testing, and certifications.
* Oversee the execution of minor technical assignments and capital improvement projects related to building infrastructure.
Stakeholder Management and Communication
* Serve as a key point of contact for internal stakeholders regarding workplace experience, building systems, and infrastructure projects.
* Collaborate with IT, Security, and other internal departments/Service Pillars to ensure the facility team supports business objectives and operational needs.
* Effectively communicate facility performance, risk assessments, operational updates, and key metrics to stakeholders through regular reports.
* Create and lead a proactive, customer‑responsive culture, providing solutions.
* Ensure service reliability and compliance is maintained at the highest level by providing high‑quality, proactive service.
* Support the achievement of account‑savings glidepath and strategic development plan.
* Provide best practices and an effective, efficient service in response to changing building services and customer needs.
Commercial Acumen
* Support the financial planning and cost controls for on‑site operations.
* Ensure planning arrangements align with forecasts and profit targets for the site.
* Challenge and improve all aspects of cost and performance of the site business, particularly related to operational contracts and energy consumption.
* Develop the relationship with the client and their teams on site to ensure a full understanding of the client’s facility services needs.
* Maintain open, professional relationships with client project and supply partners.
* Meet KPIs and contractual obligations for the site.
Experience Required
* Minimum five years of progressive experience in facilities management or senior operational roles with a strong focus on facility services and/or building engineering.
* Demonstrable experience managing facility services in a large‑scale, complex commercial or campus environment, including strategic input on planning, compliance, and risk management.
* Experience managing operational budgets and coordinating capital improvement projects for building and facility assets.
* Networked in the Technical Facilities Management or Commercial Real Estate sectors.
Skills and Competencies
* Exceptional leadership and people‑management skills with a passion for excellence, managing a team of on‑site facility staff and third‑party vendors.
* Technical knowledge of building services, including BMS, HVAC, critical systems.
* Superior communication and interpersonal skills, with the ability to translate complex issues for both technical and non‑technical stakeholders at all organisational levels.
* Strategic thinker with a hands‑on, detail‑oriented approach to planning, execution, and problem‑solving.
* Deep understanding of health, safety, and compliance regulations relevant to large commercial properties in the UK, including Permit‑to‑Work systems.
* Proven leader who motivates teams to effectively deliver performance and operational targets.
* Hands‑on general management experience in delivering services and profitability in an FM arena.
* Strong understanding of contracts and negotiations with organisation and communication skills.
* Highly customer‑focused, with experience in Customer Relationship Management.
* Combination of a bachelor’s degree in engineering, building services, or a related technical field, and/or extensive operational experience in facilities management. Professional FM qualification is highly desirable.
* Skilled communicator and presenter in small and large groups.
