This position is responsible for Workplace, Real Estate, and Integrated Facilities Management of CSL’s EMEA portfolio, including strategic real estate planning and workplace solutions. The EMEA Regional Lead WREF partners with business leaders, finance, HR, IT, PR, Procurement, and other functional areas to support both business and site needs. As part of a functional leadership team, this role will participate in developing global workplace, real estate and IFM processes, guidelines and solutions with a developing global function, and will partner to support similar delivery in APAC, subject to workload and demand. The individual should demonstrate work ethic qualities including sense of urgency, bias for action, attention to detail, and comfort working at both strategic and tactical levels, acting as a leader, ambassador, educator, analyst, solutions architect, and implementer.
This position reports to the Global Head of WREF.
Main Responsibilities
* Real Estate
* Partners with external Real Estate Partners to drive solutions and manage portfolio pipeline and projects.
* Serve as a strategic advisor to the Global Head of WREF, helping to align the organization with corporate goals and drive continuous improvement.
* Build and maintain relationships with internal stakeholders to ensure the EMEA real estate portfolio aligns with business needs.
* Ensure alignment with the Global RE program while allowing regional and site influences.
* Provide regional leadership with holistic strategic real estate solutions including location advisory, employee commute and demographics studies, market options analysis, financial assessment, best practices, metrics, and business cases, and lead project management through Day One occupancy and operations.
* Research and discuss property maintenance costs, renovations, networking with local businesses, negotiating between buyers and sellers, overseeing property inspections, lease/contracts reviews, and facilitating final transactions.
* Align and support the management of the Global Real Estate portfolio and software tracking mechanisms.
* Maintain SLAs, KPIs, and processes to manage financial milestones, contractual obligations, compliance, and liabilities with third-party contracts.
* Partner with the Global Head of WREF to develop operational frameworks, governance structures, and strategic priorities for the Global Real Estate function.
* Workplace Solutions and Strategy
* Collaborate with internal CSL clients to provide solutions that promote innovation and collaboration within the work environment.
* Ensure alignment with Global workplace strategies while allowing regional and site influences.
* Work with global and change committees, HR, and regional leadership to align the work environment and practices with business goals at site, campus, and portfolio levels.
* Develop solutions that may include business case for change and change management programs.
* Experience in occupancy planning, design, functional programs, and workplace standards with traditional and alternative workplace strategies.
* Direct responsibility for Regional IFM Facilities Delivery
* Build and maintain relationships with internal stakeholders to ensure IFM service delivery exceeds expectations; collaborate with global functions such as Sourcing/Procurement, Quality, Legal, EHS, Finance, and Business Unit leads.
* Supervise the site IFM Lead and Facilities Coordinator, manage relationships, budget, and planning; act as escalation point for contractor/vendor issues and secure resolution.
* Monitor contractual changes and implement required updates within compliance programs.
* Contribute to Facilities budget development; oversee finances, cost-effectiveness, and forecasting.
* Balance risk and compliance with business strategies to guide related Facilities decisions; ensure adherence to regulatory requirements and SOPs/safety procedures.
* Ensure value realization and monitor performance against SLAs, KPIs, and metrics.
* Using a Supplier Relationship Management approach, manage IFM supplier contracts and relationships for the EMEA portfolio; serve as escalation point for contractor/vendor issues.
* Engage site GMs and Facilities leads to establish and drive an ongoing IFM Committee/Forum.
* Align with the Global IFM program while accommodating regional/site requirements.
* Develop, implement, and share best practices related to policies, processes, and governance; identify cross-site needs to address through the global program.
* Maintain KPI tracking and processes to ensure management of financial milestones, contractual obligations, and compliance with third-party service contracts.
Qualifications, Skills, and Experience
* Bachelor’s degree required; master’s degree preferred.
* Professional certifications preferred.
* English proficiency required.
* Proven experience delivering Workplace, Real Estate, and Facilities services.
* Proven experience leading complex teams with diverse direct reports and stakeholders.
* Ability to operate strategically while delivering tactically.
* Experience delivering services in various site environments (manufacturing, office, labs).
* Knowledge of compliance requirements for specific contractual relationships.
* Strong problem-solving, data analysis, and decision-making abilities; timely and accurate
* Strong communication skills, both oral and written; good judgment and reasoning.
* Ability to prioritize and manage multiple projects and deadlines.
* Strong knowledge of MS Office applications.
