Building Surveyor - Salary dependant on experience
We're looking for a Building Surveyor to join the Property team at Young's. The role focuses on delivering the company maintenance and repairs strategy through active management of a variety of planned and reactive maintenance and small capex projects. You'll be required to identify other investment opportunities that may exist to allow the full potential for the entire estate to be developed. This is a field-based job and our pubs are based in the South of England and London so easy access to these areas is essential.
The role requires you to be organised and self-motivated with a flair for design and we will encourage you to promote new ideas with our operators which match the goals of a premium pub group.
Preferred Skills and Educational Requirements
1. Professional qualification in building surveying or a construction based discipline eg RICS / CIOB
2. At least 5 years working experience in a similar role. Hospitality experience would be preferred but must have proven experience of working in a fast paced commercial/retail/leisure environment.
3. Detailed knowledge of Building Regulations, Legal Compliance and Licensing requirements.
Job Role
4. Assist with delivery of a programme of planned maintenance including all PMV disciplines.
5. Investigate, resolve and complete all assigned property related repairs to meet business expectations and priorities with minimum impact on business operations.
6. Develop a repairs and maintenance plan for Youngs obligations - actively forecast the significant spend requirement and timings.
7. Manage revenue and capital maintenance budgets and report monthly on performance against budget.
8. Assist pubs and the operations team with escalated emergency / urgent issues.
9. Assist with ensuring all buildings and equipment conform to current and proposed Health and Safety, Fire and other legislation.
10. Promote minimum statutory requirements across all disciplines, ensuring Youngs’ fulfils its own statutory obligations and ensure sites are maintained in appropriate condition.
11. Ensure all repairs are carried out to the highest levels of health & safety.
12. Inspecting properties to verify specifications and quotes in advance of works and on completion to ensure successful outcomes.
13. Carry out annual condition surveys.
14. Support and manage planned maintenance including Gas Safety Certification, Electrical testing, Emergency Lighting & Fire Alarm testing and the resultant remedial work in conjunction with the Maintenance Controllers.
15. Deliver an annual programme of external decoration and associated repairs.
16. Organise and manage pub maintenance and small capex projects.
17. Actively consider and challenge investment plans to ensure they are the right approach for the property.
18. Identify and explore opportunities to develop existing ways of working which will provide transformational growth.
19. Liaise and negotiate with Fire Officers, Environmental Health Officers, Planning and Conservation officers in respect of works requiring regulatory approval.
20. Excellent communication with stakeholders and colleagues at all levels.
21. Continually identify further potential opportunities for growth and better asset utilisation with the wider team.
22. Establish trust and confidence with Pub Mangers and Operational Management Teams through professional and timely communication.
23. Assist the property department with energy, legionella and asbestos management.
24. Assisting with the management and maintenance of relationships with key suppliers and contractors and attending contractor and supplier reviews with the Maintenance Controllers Team.
25. Provide property expertise and advice to the Operations team through regular reviews covering, risk assessments, repairs, and maintenance plans.
26. Point of contact regarding maintenance queries with internal stakeholders.
27. Providing clear and detailed instructions to contractors and consultants to permit solutions to maintenance issues
28. Work closely with the Property Support aligned team members.
29. Providing some out of hours support, including weekend support for property maintenance issues.
Qualities
30. A desire to get it right first time and pride in their work.
31. A knowledge and interest in energy saving initiatives would be an advantage
32. Good organisational skills with the ability to prioritise and manage your own workload with minimal supervision.
33. Ability to manage multiple concurrent issues, budgets and reactive repairs
34. Ability to manage performance of contractors and suppliers.
35. Possess good commercial awareness with a strong record of financial control and budget management.
36. Excellent communication skills and interpersonal skills across all levels.
