Property Manager Billingham 23,000 – 26,000 per annum Key Responsibilities Portfolio & Tenancy Management Manage a portfolio of residential rental properties from move-in to move-out Act as the main point of contact for landlords and tenants Ensure tenancies are managed in line with AST agreements and UK legislation Maintenance & Repairs Log, prioritise, and coordinate maintenance issues Instruct approved contractors and manage works within agreed budgets Obtain quotes where required and seek landlord authorisation Monitor contractor performance, costs, and completion times Deal with emergency repairs and out-of-hours issues when required Compliance & Legislation * Ensure properties remain compliant with UK regulations, including: * Gas Safety (CP12) * Electrical Safety (EICR) * EPC requirements * Smoke & carbon monoxide alarms * Right to Rent * Licensing requirements (where applicable) * Maintain accurate compliance records on the property management system * Support Section 21 / Section 8 processes where required (with senior approval) * Handle deposit deductions and disputes in line with DPS guidelines Landlord & Tenant Relations Provide clear, professional advice to landlords on their legal responsibilities Handle tenant complaints and disputes calmly and fairly Set expectations clearly and manage difficult conver...
