Subcontract Manager
London / Site & Office Based
We are working with a well-established main contractor who is looking to appoint a Subcontract Manager to take ownership of the procurement, commercial management, and performance of subcontract packages across one or more live construction projects.
This is a key commercial role, working closely with the Quantity Surveying, Project, and Legal teams to ensure subcontractors are appointed, managed, and paid in line with contractual obligations while protecting project margins and mitigating risk.
The Role
As Subcontract Manager, you will be responsible for the end-to-end management of subcontract packages, from tender stage through to final account and closeout.
Key responsibilities include:
Managing the full subcontract procurement process, including preparation and issue of ITTs
Commercial evaluation and benchmarking of subcontractor tenders
Leading subcontract negotiations and advising on award recommendations
Drafting and agreeing robust subcontract agreements with appropriate back-to-back terms
Providing expert advice on subcontract conditions under JCT and/or NEC contracts
Managing subcontractor applications for payment, variations, and final accounts
Proactively identifying and managing commercial risk, disputes, and claims
Monitoring subcontractor performance against programme, scope, and quality
Ensuring subcontractor compliance with H&S, CDM, and statutory requirements
Managing subcontract closeout, including defects, retention release, and final account settlementAbout You
Proven experience in a Subcontract / Contracts / Commercial Management role
Background with a Main Contractor or Specialist Subcontractor
Strong working knowledge of JCT and/or NEC contracts, and the UK commercial sector
Excellent commercial and financial awareness
Experience within residential developmentsThe Subcontract Manager will be on a salary of circa £50,000, depending on experience + package.
