Description
* Assist with commercial property deals: acquisitions, disposals, leasing, assignations, buy-to-let, rent review and Lease variation.
* Conduct detailed title checks and property searches via Registers of Scotland (e.g. ScotLIS, e-Submissions); review titles and report findings.
* Draft and prepare legal documents: missives, dispositions, leases, licences, security, assignations, variations, advance notices, etc.
* Lodge Land and Buildings Transaction Tax (LBTT) returns, prepare registration forms, advance notices, and complete Land Register filings.
* Liaise with clients, estate agents, lenders, local authorities, other solicitors and third parties to progress transactions.
Profile
* Strong knowledge of Scottish property law, including relevant statutes (e.g. Land Registration (Scotland) Act, Conveyancing Acts, LBTT etc.), and Law Society standards in commercial conveyancing.
* Document drafting skills (missives, leases, deeds, contracts); high attention to detail.
* Experience with Registers of Scotland systems such as ScotLIS, e-Submission.
* Excellent organisational skills: manage multiple cases, deadlines, clients and third-party contacts.
* Proficiency in Microsoft Office (Word, Excel, Outlook) and legal case-management software.
* Strong verbal and written communication; professional client-facing demeanor.
