This is a fixed-term contract for parental leave cover to support our client's Scotland Business Development and Commercial Team. The role focuses on securing and closing commercial and legal agreements to grow our client's Scottish heat networks. It may also provide tactical support to the Head of Business Development and the wider team on other projects as needed.
The Commercial Manager (CM) is responsible for providing commercial resources to support business growth, making recommendations to the Head of Business Development, and working within Project Teams to deliver risk-based commercial decisions aligned with KPIs and contractual requirements. This client-facing role involves representing our colleagues with clients, customers, and joint venture partners. The CM will collaborate with colleagues from business development, engineering, and delivery to shape and execute new district heating infrastructure projects, supporting operational decisions regarding network expansions, grant applications, and pricing.
The CM will prepare high-quality bids and proposals, design and model commercial structures for each deal, lead negotiations to contract closure, and manage contracts through the project delivery phase. Additionally, they will support the Project Manager in navigating internal governance processes.
As a key team member, the CM will work alongside lawyers, Account Directors, Development Engineers, Engineering Managers, Analysts, and Project Managers to ensure a smooth transition from bidding to contract negotiation and project execution. The role requires commercial acumen, risk management skills, financial rigor, and an understanding of contract structures to capitalize on development opportunities. The CM will manage contracts up to and post-financial close, protecting our client's risk position. Typical contracts include Energy Services Agreements, Adoption Agreements, Plot Connection Agreements, Master Concession Agreements, Design Framework Agreements, and supply chain contracts with design and build contractors, AMO contractors, MBCS providers, and outsourcing suppliers.
Candidates should have a minimum of 5 years' experience in a similar Commercial Manager role, demonstrating expertise in commercial negotiation and financial modeling for major deals. Essential skills include:

* Managing projects to strict deadlines
* Strong communication and interpersonal skills

* Understanding infrastructure project costs, from CAPEX to OPEX to REPEX
Desirable skills include:
* Knowledge of UK energy and property markets, especially low-carbon energy drivers
* Ability to delegate and supervise others
* Understanding of District Heating solutions and project delivery from concept to billing
* Knowledge of building regulations
