Strategic Asset Manager
Full time | Hybrid | HO is in Northampton (travel required to our network of nurseries)
Salary: From £50k per annum + car allowance
Qualifications in Property/Estate Management (MRICS desirable) and a full UK driving licence are required.

We’re looking for an experienced Strategic Asset Manager to optimise and protect the value of a UK-wide portfolio of 120–150 nursery properties. This is a senior, commercially focused role where you’ll shape and deliver asset strategies that directly support business performance.
The Role
You’ll develop and own bespoke asset strategies across a mixed freehold and leasehold estate, aligning property decisions with operational, financial and demographic insight. Working closely with operations, finance, legal and external advisers, you’ll lead on key asset management activity including rent reviews, lease renewals, regears, acquisitions, relocations and divestments—always with a focus on value creation, risk mitigation and long-term flexibility.
You’ll balance strategic planning with hands-on delivery, maintaining close relationships with nursery teams, landlords and agents, and travelling regularly across your portfolio.
Key Responsibilities
* Develop and annually review asset strategies for each property
* Lead rent reviews, lease renewals, breaks, dilapidations and negotiations
* Identify and deliver opportunities to add value, reduce costs and optimise capacity
* Prepare business cases, financial models and recommendations for investment decisions
* Manage acquisitions and replacement sites from feasibility through to completion
* Oversee external consultants and maintain accurate property and lease data
About You
* Proven commercial property asset management experience
* Strong strategic mindset with excellent analytical and financial skills
* Confident negotiator with solid knowledge of Landlord & Tenant law
* Experienced in preparing Heads of Terms and managing complex transactions
* Collaborative communicator, comfortable influencing across functions
* Able to manage a varied, fast‑paced workload with accountability
* Relevant experience and qualifications are essential for this role
* Must be able to travel to our network of nurseries in the UK
* An enhanced DBS is required for this role
