<div><p>We’re looking for an experienced residential property conveyancing paralegal to join our friendly and busy Aberdeen team</p><p>Here’s Edinburgh-based partner Sarah Morris explaining why she chose Ledingham Chalmers as a trainee.</p><h3>The role</h3><p>We’re looking for a qualified solicitor to provide transactional conveyancing support to Line Managers and manage delegated case load of residential purchase/sale, transfer of title, re-mortgage and executry transactions for new and existing clients.</p><h3>Key Responsibilities and Tasks</h3><p>Possesses excellent attention to detail and can demonstrate a commercial and practical approach to problem-solving skills;</p><p>Genuine interest and enthusiasm for property work and can demonstrate technical understanding of residential property law;</p><p>Excellent communication and drafting skills;</p><p>Manage own caseload of purchase/sale transactions, transfer of title, re-mortgage and executry transactions;</p><p>To maintain accurate records/files;</p><p>Providing assistance to Line Managers on delegated property transactions;</p><p>A willingness to learn and a keen interest to develop an understanding of wider property related issues.</p><p>Provide direct cover for settlements and ongoing transaction work for Line Managers,</p><p>Solicitor and paralegals within team during periods of absence and holiday cover;</p><p>Comfortable working to deadlines in a challenging environment and be able to collaborate as part of a team;</p><p>Effective time management abilities to handle multiple tasks efficiently.</p><h3><b>Financial and Management Reporting</b></h3><p>Take responsibility for accurate time recording;</p><p>Review monthly WIP reports and credit/debit balances and action accordingly;</p><h3><b>Risk and Controls</b></h3><p>Must be able to manage own caseload and with minimum supervision of day-to-day tasks;</p><p>Must possess strong organisational and administrative skills;</p><p>An ability to identify risks/transactional issues and to seek guidance from Line Managers;</p><p>The ability to identify problems seek guidance from Line Managers for resolution;</p><p>Possess an awareness of Professional Practice Rules relating to transactional work such as conflict of interest and accounts rules</p><p>Takes responsibility for ensuring compliance at all times on own case files to include the issue of Letters of Engagement, AML checks and accurate risk assessments.</p><h3><b>Decision Making Authority and Accountability</b></h3><p>Arranging for new files to be opened where required and ensuring compliance with AML requirements</p><p>Negotiate missives to satisfactory conclusion and report to Line Manager for guidance (as may be required) and sign-off;</p><p>Carry out detailed title examination and reporting to clients;</p><p>Preparation and reviewing legal documents related to property transactions;</p><p>Conducting property searches of all types;</p><p>Prepare completion statements and invoices for client & Line Manager approval;</p><p>Preparation and submission of LBTT returns;</p><p>Meeting with clients to deal with sign off documentation;</p><p>Updating of transactional requirements on lender panels LMS/Lender Exchange and reporting to Line Managers for submission of CoT;</p><p>Preparation and submission of Land Register applications;</p><p>Closing of files and tidy up of WIP, credit and debit balances post completion.</p><h3><b>Primary Interfaces</b></h3><p>Line Managers;
