Job Description

3. Manage property lettings processes from start to finish, ensuring compliance with regulations.
4. Act as the main point of contact for tenants and landlords, providing clear and professional communication.
5. Coordinate property inspections, maintenance, and repairs efficiently.
6. Handle tenancy agreements, renewals, and terminations accurately and in a timely manner.
7. Maintain accurate records and ensure all documentation is up-to-date.
8. Oversee rent collection and address any related issues promptly.
9. Provide advice and guidance to landlords on market trends and property improvements.
10. Collaborate with the wider team to enhance overall service delivery.

The Successful Applicant

A successful Property / Lettings Manager should have:

11. Experience in property management or lettings within the business services industry.
12. Strong organisational skills with the ability to manage multiple tasks effectively.
13. Excellent communication and interpersonal skills to liaise with clients and team members.
14. Knowledge of property regulations and tenancy laws in Edinburgh.
15. Proficiency in using property management software or databases.
16. A problem-solving mindset with a focus on delivering results.

17. Full, clean driving licence
18. Working towards MARLA
19. Detailed knowledge of the PRS
20. Detailed knowledge of the PRT legislation
21. Detailed knowledge of the Edinburgh lettings market
22. Proficient in the use of IT systems including MS Word, Excel & Outlook
23. Experience in the management of client relationships
24. Experience in conflict resolution and negotiation

Desirable

25. Previous management of a residential property portfolio under a portfolio management structure
26. Use of REAPIT or experience using property software
27. The ability to analyse the performance of residential assets and produce investment appraisals
28. MARLA qualified
