Overview

Forth Valley Royal Hospital, Larbert, FK5 4EB

Position: Maintenance Assistant

Full Time, Permanent (37 hours per week)

Salary £28,011.00 - £30,230.00 per annum depending on experience plus basic Serco benefits.


Responsibilities

* Undertake routine semi-skilled planned preventative maintenance, fault finding and breakdown tasks under the guidance of Maintenance Officer, technicians and provide backup for craftsman, on all aspects of hospital plant and equipment that does not justify the attention of a fully qualified tradesman.
* Work as a flexible member of the maintenance team to ensure planned maintenance and reactive repairs are carried out efficiently and in compliance with regulations, health and safety requirements; record and log readings, carry out basic adjustments and repairs with documentation on service sheets, work orders and electronic devices.
* Knowledge of building and engineering trades is advantageous; undertake maintenance repairs, ductwork cleaning, filter changing, lamp and tube replacement, cleaning of plant, equipment, plant rooms, plenums and electrical substations; unblocking drains, sluices and macerators.
* Be flexible to cover seven days, weekends and evenings; provide cover for staff sickness, annual leave and vacant posts, including rotating shifts.
* Adhere to Health Technical Memorandums (HTMs), SHTMs and other applicable legislation under supervision; comply with infection control and decontamination policies.
* Notify Maintenance Officer immediately of deviations, plant or equipment failures, or observations.
* Operate as a flexible member of Estates, largely unsupervised in duties that do not require a fully qualified tradesman.
* Communicate delays to management; liaise with estates management regarding plant or equipment failures.
* Actively participate in the operation of the planned preventive maintenance schedule, including inspections and tasks unsupervised where deemed safe.
* Undertake semi-skilled electrical maintenance and repairs (e.g., fire alarm testing, lamp replacements, pull-chord replacements, assist with lift entrapment release, portable appliance testing, battery replacement, circuit breaker resets, plug top replacement, bedhead TV/nurse call equipment checks, visual inspections of electrical installation, repair of nurse call handsets).
* Undertake semi-skilled mechanical maintenance and repairs (e.g., safety checks on boilers, ventilation grill and light shade cleaning, descaling shower heads, fixing leaks, meter readings, legionella prevention tasks, trolley repairs, unblocking sinks, toilets and sluice Masters).
* Undertake semi-skilled building and grounds maintenance (e.g., fire extinguisher checks, fire damper checks, assembling furniture, replacing fixtures and fittings, minor painting touch-ups, wash downs; keep entrances tidy, seasonal works such as gritting, litter collection, plant area maintenance, cleaning spills and other hazards).
* Follow operation and maintenance manuals; act as safety lead for other staff as required.
* Assist higher-skilled staff on planned maintenance, repairs or new works; assist contracted specialist day-work contractors as required.
* Work in hazardous areas with appropriate safety measures to prevent danger or damage; carry out medical/lab gas cylinder replacement on manifolds as required.
* Participate in Computer Aided Facilities Management (CAFM) by completing paperwork for work orders, service sheets, log books or electronic loggers.
* Work overtime for emergency repairs as required; recall to work in major incidents.
* Complete all report sheets, work orders, dockets, log books and test certificates to comply with statutory legislation; operate within permit to work systems.
* Adhere to Estates Department dress code and wear supplied uniform; manage tools, equipment and materials safely.
* Ensure works are completed or communicated, even if this requires longer-than-scheduled hours; inform staff of works not completed or remaining.
* Maintain flexible working hours and participate in shift/on-call rosters (if applicable); follow risk assessments and method statements; assess and report risks.
* Collaborate with Estates maintenance management on changes and new initiatives to improve departmental efficiency; provide information on stock and materials used; secure workshops and estates rooms; hold a current driving licence; attend required training; undertake other duties appropriate to the grade.


What you’ll need to do the role

* Understanding of customer care and experience managing client relationships, preferably in a Healthcare environment.
* Demonstrated knowledge of safe use of equipment; experience in a people environment; good interpersonal and communication skills.
* Ability to use own initiative in problem solving; self-motivated and able to motivate others; works well as part of a team.
* Keen to develop personal and team skills and knowledge; minimum 1 year of experience in a similar role within a large complex service organisation.
* Accuracy and attention to detail; IT skills; ability to work to tight deadlines in a demanding environment; willingness to attend training.
* Undertake any other duties appropriate to the grade; health and safety awareness; site orientation and corporate induction; customer care; fire safety.
