About the Role
As a Fabric Surveyor, you will play a key role in assessing, planning and managing the condition and maintenance of a diverse portfolio of non-housing corporate properties. Your work will directly support the safety, compliance and long-term integrity of the estate. Typical responsibilities will include:
* Carrying out detailed fabric condition surveys and providing accurate technical assessments
* Identifying defects, determining root causes and specifying appropriate remedial works
* Managing fabric maintenance activities, including procurement, scheduling and monitoring of contractors
* Overseeing minor works projects from inception to completion, including preparing specifications, tender documents and progress reports
* Ensuring all works comply with relevant legislation, regulations and Council standards
* Managing and monitoring maintenance budgets, authorising works orders and verifying invoices
* Acting as a key point of contact for property users, providing clear technical guidance and support
* Leading on-site during urgent incidents or emergencies to ensure swift, safe resolutions
* Preparing regular performance reports for senior management and attending internal/external meetings as required
* Supporting colleagues and supervising allocated technical staff when necessary
This role is predominantly site-based, involving regular visits to buildings in varying stages of use, construction and repair.
What Were Looking For
We are seeking a confident, technically competent professional who can manage a varied workload while maintaining high standards of accuracy and safety.
The ideal candidate will have:
* A degree-level qualification in a relevant discipline and membership of an appropriate professional body
* Strong experience in building fabric maintenance, surveying or property asset management
* A sound understanding of health and safety legislation and its application on site
* Experience delivering minor works projects, from design and specification to final completion
* Excellent analytical, planning and decision-making skills
* The ability to manage contractors, consultants and internal stakeholders effectively
* Strong communication skills, with the ability to explain technical issues clearly
* A proactive approach, with confidence to take ownership in urgent situations
* A full clean driving licence required!
