Job Description
* Manage a caseload of residential (and/or commercial) conveyancing transactions under the supervision of a solicitor.
* Prepare and process legal documents, including missives, dispositions, standard securities, and LBTT returns.
* Carry out title examinations using Registers of Scotland (RoS) systems such as ScotLIS and ARTL (or Register Land & Sasines as required).
* Draft and submit registration applications via the RoS online portal.
* Conduct due diligence including property searches, examination of title deeds, and ensuring compliance with anti-money laundering (AML) regulations.
* Communicate with clients, estate agents, lenders, and other parties to progress transactions efficiently.
* Maintain accurate case records, financial ledgers, and document management systems in line with Law Society of Scotland guidelines.
* Assist solicitors in preparing reports on title and other documentation for clients and lenders.
The Successful Applicant
* Proven experience handling conveyancing transactions in Scotland.
* Strong knowledge of the Scottish conveyancing process, Land Registration (Scotland) Act 2012, and relevant legal frameworks.
* Excellent written and verbal communication skills.
* High level of accuracy and attention to detail.
* Proficient in using legal software and digital registration systems (e.g., RoS, LBTT portal, case management systems).
Desirable:
* Experience in both residential and commercial conveyancing.
* Familiarity with dual representation and lender requirements.
* Ability to work autonomously and manage deadlines.
